Custom homes in Meridian Park Estates must adhere to the following architectural guidelines:
- Roof materials: tile, non-reflective metal or 30 year composition shingle
- No set Roof Pitch
- Garage: A two car garage is mandated. If you want any additional bays, they must be broken up from the first two with a massing break or setback.
- Homes must be a minimum of 2,500 sq ft with no maximum
- Exterior materials must be 100% masonry (stone, brick or stucco) – no siding
- Metal or wood siding may be approved on a case by case basis
- Sports courts are allowed, but they will never be allowed to be lighted
- Fences must be wrought iron unless otherwise approved by the committee. No wood fences allowed

Residents in Hays CISD Will Have the Option to Join the Austin ISD
Because Meridian is primarily located in the Austin ISD, the developer negotiated a deal with the Austin ISD to give owners the option for their kids to attend Austin ISD schools. For the first four years, the developer will incur the cost for Meridian Park Estates kids to attend Austin ISD schools. After the first four years, the cost will be on the home owner to cover. The fees won’t be incurred by the entire neighborhood. The only people who will pay the extra fees to send their kids to Austin ISD are the owners who have elected to send their kids there. No other home owner will be required to incur any additional fees.
