Academic Performance: Texas Education Agency Accountability Rating
Parkside Elementary received a B (89) in the Texas Education Agency’s 2025-26 accountability ratings, released in August 2026. That ends a long run of A ratings: Parkside earned an A in every rated year from 2018-19 through 2024-25, most recently an A (91) in 2024-25. The overall score fell just two points, enough to cross from an A to a B. Student Achievement (STAAR results) stayed an A at 92 and School Progress (year-over-year growth) was an A at 91, but Closing the Gaps, which measures how each student group performs, slipped to a B (83). Parkside was not identified for any federal support or improvement category. For comparison, Leander ISD as a whole earned a B (87).
- Overall TEA Rating (2025-26): B (89)
- Student Achievement: A (92)
- School Progress: A (91)
- Closing the Gaps: B (83)
- Prior Overall Ratings: A (91) in 2024-25, A (90) in 2023-24, A (93) in 2022-23, A (90) in 2021-22, and A (93) in 2018-19 (no ratings were issued for 2019-20 or 2020-21)
Under TEA’s scale, an A reflects exemplary performance, B is recognized, C is acceptable, D needs improvement, and F is unacceptable. The 2022-23 and 2023-24 ratings were delayed by litigation over TEA’s methodology and were not released until 2025.

Parkside Elementary Attendance Zone Map
Parkside’s attendance zone covers about 5 square miles of unincorporated Williamson County between Leander and Georgetown, running roughly north to south across RM 2243 (Leander Road) along County Roads 175, 176 and 177. Almost all of it is outside any city limits, in the Georgetown and Round Rock extraterritorial jurisdictions, and mailing addresses read Georgetown or Leander. Akin Elementary’s zone borders it to the south, Tarvin Elementary’s to the west, and Georgetown ISD to the east. To confirm the school for a specific address, use Leander ISD’s School Zone Finder.
Two parts of the zone need extra care. Parkside on the River straddles the line between Leander ISD and Georgetown ISD: its western sections, including the newer streets like Snowdrop Drive, Amanda Paige Drive, Wild Lily Trail and Sunset Hill Way, are zoned to Parkside, while the eastern sections go to Georgetown ISD’s Wolf Ranch Elementary. Several streets in the newest sections, including Pansy Trail, Calendula Trail and Blanket Flower Drive, are split, with only part of each street zoned to Parkside. Also, Mayfield Ranch in Round Rock is a different neighborhood from Parkside at Mayfield Ranch and is not zoned here.
Homes Zoned to Parkside Elementary: Market Stats
The figures below cover single-family homes sold through Unlock MLS that are zoned to Parkside Elementary. We started with every listing MLS tags as Parkside, plus Leander ISD listings in the zone’s subdivisions. Then we checked each address against Leander ISD’s official attendance-zone map, removed the ones outside it, and added in-zone homes that MLS tags to another school. Most of these sales are in Parkside at Mayfield Ranch and the Leander ISD side of Parkside on the River, with smaller numbers in Whitetail, Preserve, Borho, Stonehurst and Creek Meadows Estates.
3-Year Closed Sales Trend
| Period | Homes Sold | Median Sale Price | Median $/Sq Ft | Sale-to-List Ratio | Median Days on Market |
| Sept 2022 – Aug 2023 | 62 | $647,500 | $237.66 | 97.5% | 34 days |
| Sept 2023 – Aug 2024 | 90 | $638,775 | $227.43 | 97.4% | 50 days |
| Sept 2024 – Aug 2025 | 128 | $639,000 | $227.46 | 97.1% | 52 days |
| Trailing 12 Months (Sept 2025 – Aug 2026) | 151 | $675,000 | $225.69 | 98.1% | 65 days |
Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Single-family homes only. Each address was checked against Leander ISD’s official attendance-zone boundaries using Williamson County address points. We left out 62 closed sales tagged Parkside in MLS that sit in other zones (mostly Caballo Ranch, Mayfield Ranch and Cedar Park neighborhoods), and added 66 in-zone sales, mostly new homes in Parkside on the River, that MLS tags to other schools. Sale-to-list ratio is the median of each sale’s close price divided by its final list price.
The median sale price in the Parkside zone rose from $647,500 in 2022-23 to $675,000 over the trailing twelve months, up about 4.2%. That increase comes from new construction, not rising resale values. In the past year, 91 of the 151 sales were newly built homes, mostly in Parkside on the River, at a median of about $730,000, and 19 sales topped $1 million. Resale homes tell a different story: their median fell from about $634,000 in 2022-23 to about $606,000, and median price per square foot for the whole zone slipped from $237.66 to $225.69, about 5.0% lower.
Sales volume has more than doubled, from 62 homes in 2022-23 to 151 in the past twelve months, as Parkside on the River’s newest sections build out. Homes are taking longer to sell. Median days on market rose from 34 to 65, though resale homes alone sold in a median of about 35 days over the past year. Sellers received a median of 98.1% of their final list price.
Current Inventory Snapshot
As of October 1, 2026
| Status | Count | Median List Price | Median Days on Market |
| Active | 51 | $699,900 | 108 days |
| Active Under Contract | 2 | $499,675 | 28 days |
| Pending | 13 | $1,119,900 | 0 days |
Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Same zone check as above; seven listings tagged Parkside that sit outside the zone were left out. Days on market is the median among listings that report it; many builder listings report zero days.
66 homes are currently active, under contract, or pending in the Parkside zone. With 51 active listings against about 12.6 sales a month over the past year, the zone has roughly 4 months of inventory, which is a fairly balanced market.
New construction dominates the listings. About 30 of the 51 active homes are new builds, almost all in Parkside on the River, and all 13 pending sales are new homes, mostly larger homes on Sunset Hill Way and Great Hope Cove, which is why the pending median is above $1.1 million. The median active list price is $699,900, and active listings have been on the market a median of about 109 days, so buyers have room to negotiate, especially on builder inventory.

Frequently Asked Questions
Ratings and Zoning
Parkside earned a B with a score of 89 in the 2025-26 TEA accountability ratings, released in August 2026. Student Achievement was an A (92), School Progress an A (91), and Closing the Gaps a B (83). It had earned an A in every rated year from 2018-19 through 2024-25.
The overall score fell two points, from 91 to 89, which crossed the line between an A and a B. Student Achievement and School Progress both stayed A-level, but the Closing the Gaps domain, which measures how each student group performs, slipped to 83. The campus was not identified for any federal improvement category.
Parkside is a Leander ISD school, even though it has a Georgetown mailing address. Its zone sits in unincorporated Williamson County between Leander and Georgetown, right next to Georgetown ISD. That is why neighborhoods like Parkside on the River are split between the two districts.
Parkside at Mayfield Ranch, the western Leander ISD sections of Parkside on the River, Whitetail, Preserve, Borho, Stonehurst and Creek Meadows Estates are zoned to Parkside. Mayfield Ranch in Round Rock is a different neighborhood and is not zoned here.
The western sections are in Leander ISD and zoned to Parkside. That includes newer streets like Snowdrop Drive, Amanda Paige Drive, Wild Lily Trail and Sunset Hill Way. The eastern sections go to Georgetown ISD. Some streets, including Pansy Trail, Calendula Trail and Blanket Flower Drive, are split, so always check the exact address with Leander ISD’s School Zone Finder.
Not for 2026-27. Parkside is a closed campus and is not accepting transfers, so students must live inside the attendance zone to enroll.
Programs, Feeder Schools and Home Prices
The entire Parkside zone feeds Stiles Middle School and then Rouse High School. There is no split feeder pattern.
Parkside serves kindergarten through 5th grade. For 2026-27, monolingual Pre-K 4 for families zoned to Parkside is offered at Block House Creek Elementary.
Identified gifted students take part in QUEST, Leander ISD’s weekly elementary GT enrichment. About 19 percent of Parkside students were in GT in 2024-25. Parkside is not a dual language campus; English learners, about one in five students, are served through ESL.
The campus lists a 5th Grade Safety Patrol, a 4th Grade Unified Champions Leadership Team, the Parkside News Crew, Destination Imagination, and Hate Busters, a counselor-sponsored kindness club for 4th and 5th graders. YMCA after-school care also runs on campus.
Over the trailing twelve months, 151 single-family homes zoned to Parkside sold at a median of $675,000, or about $226 per square foot. New construction made up 91 of those sales at a median of about $730,000, while resale homes sold at a median of about $606,000.
It is fairly balanced. There are about 51 active listings and roughly 4 months of inventory. Active listings have been on the market a median of about 109 days, and much of that inventory is new construction, so buyers often have room to negotiate with builders.
