Keep in mind that the GreatSchools rating above and the TEA accountability rating below measure different things, so the two can tell somewhat different stories.
Academic Performance: Texas Education Agency Accountability Rating
Camacho Elementary received an F (59) in the Texas Education Agency’s 2025-26 accountability ratings, down from a C (72) in 2024-25. Student Achievement, which is based on STAAR results, fell from a D (60) to an F (58). School Progress, which measures how much students grew from one year to the next, fell from a C (71) to an F (58). Closing the Gaps, which tracks how each student group performs against state targets, fell from a C (73) to a D (65). Under TEA’s rules, the overall score was capped at 59 because Student Achievement and two other components scored below 60. TEA also identified Camacho for Additional Targeted Support (ATS), a federal school-improvement designation based on the performance of individual student groups; campuses with this designation put a targeted improvement plan in place. Camacho had not been identified for a federal designation in 2023, 2024 or 2025. Over the longer run, Camacho earned D ratings in 2018-19, 2022-23 and 2023-24 before improving to a C in 2024-25. The F is one year’s result, and ratings can move from year to year. For comparison, Leander ISD as a whole earned a B (87).
- Overall TEA Rating (2025-26): F (59)
- Student Achievement: F (58)
- School Progress: F (58)
- Closing the Gaps: D (65)
- Federal Designation: Additional Targeted Support (2026). Not identified in 2023 through 2025.
- Prior Overall Ratings: C (72) in 2024-25, D (62) in 2023-24, D (69) in 2022-23, Not Rated in 2021-22 (scaled score of 65), and D (68) in 2018-19 (no ratings were issued for 2019-20 or 2020-21)
Under TEA’s scale, an A reflects exemplary performance, B is recognized, C is acceptable, D needs improvement, and F is unacceptable. In 2021-22, state law (Senate Bill 1365) labeled campuses that scored below a C as Not Rated rather than assigning a D or F. The 2022-23 and 2023-24 ratings were delayed by litigation over TEA’s methodology and were not released until 2025.

Camacho Elementary Attendance Zone Map
Camacho’s attendance zone covers about 3 square miles of central Leander around Old Town, along Main Street, South Bagdad Road, West South Street and US 183. It includes Vista Ridge, Cedar Brook, Westview Meadows, Mason Creek and Mason Creek North, Magnolia Creek, Trails at Leander, Old Town Village, the Village at Leander Station and the Villas at Vista Ridge, along with a small part of Carneros Ranch. Nearby zones include Bagdad to the west, Plain to the north, Pleasant Hill to the east and Whitestone to the southwest. To confirm the school for a specific address, use Leander ISD’s School Zone Finder.
The Vista Ridge subdivision in Leander should not be confused with Vista Ridge High School in Cedar Park; homes in the Camacho zone are zoned to Leander High School. Carneros Ranch is mostly zoned to Bagdad, with only a small part zoned to Camacho. Because MLS listings don’t always reflect current boundaries, check the zone for a specific address rather than relying on a listing’s school field.
Homes Zoned to Camacho Elementary: Market Stats
The figures below cover single-family homes sold through Unlock MLS that sit inside Camacho Elementary’s current 2026-27 attendance zone. We pulled every Leander ISD sale, matched each address to Leander ISD address points (or a geocoder for the few that did not match) and checked it against Leander ISD’s official Camacho boundary, regardless of which school the listing named. Most of these sales are in Vista Ridge, Cedar Brook and Westview Meadows, with smaller numbers in Mason Creek, Mason Creek North, Magnolia Creek and Trails at Leander.

Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Single-family homes only, including condo-regime homes. Each address was matched to Leander ISD address points and checked against Leander ISD’s official 2026-27 attendance-zone boundary. Sale-to-list ratio is the median of each sale’s close price divided by its final list price. Days on market is cumulative days on market.
The median sale price in the Camacho zone was $360,000 over the trailing twelve months, 1.4% above 2024-25’s $355,000 but 7.7% below the $390,000 median of 2022-23. Price per square foot has eased: $188.01 over the past year, down 10.1% from the 2022-23 high of $209.24 and down 4.6% from 2024-25. That median is well below the Leander ISD median of $535,000 over the same period.

Current Inventory Snapshot
As of October 2, 2026
| Status | Count | Median List Price | Median Days on Market |
| Active | 41 | $414,990 | 52 days |
| Active Under Contract | 6 | $304,000 | 47 days |
| Pending | 5 | $449,963 | 20 days |
Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Same zone check as above. Days on market is cumulative days on market.
52 homes are currently active, under contract, or pending in the Camacho zone. With 41 active listings against about 10 sales a month over the past year, the zone has roughly 4 months of inventory, which is a fairly balanced market.
The median active list price of $414,990 is above the trailing-twelve-month median sale price of $360,000, partly because 12 of the 41 active listings are new construction. Active listings range from $279,900 to $649,900, and 18 are priced under $400,000. Active listings have been on the market a median of 52 days. Only six homes are under contract and five are pending, so the medians for those two groups don’t say much about the typical home in the zone.

Feeder Middle and High School
Every home zoned to Camacho Elementary feeds Leander Middle School. Leander ISD’s zone finder also shows Leander High School for 9th and 10th graders across the whole Camacho zone. The zone finder’s separate 11th-12th grade layer shows about 88% of the zone, including Old Town, at Glenn High School. That layer reflects the boundaries before the district’s 2023 secondary rezoning, which took effect in 2024-25 and let students who were juniors and seniors that year stay at their old high school. That option has now run its course, so Leander High is the current high school for the zone, but confirm with the district for a specific address.
