In 2025-26, about 12.4% of students were economically disadvantaged, 10.8% were emergent bilingual students learning English, 18.4% received special education services, and 12.2% were identified as gifted and talented. About two-thirds of teachers had six or more years of experience. Keep in mind that the GreatSchools rating above and the TEA accountability rating below measure different things, so the two can tell somewhat different stories.
Academic Performance: Texas Education Agency Accountability Rating
Winkley Elementary received a B (88) in the Texas Education Agency’s 2025-26 accountability ratings, up from a B (86) in 2024-25 and a B (81) in 2023-24. All three domains earned a B. Student Achievement was a B (88), with 58% of students scoring at grade level or above on STAAR across all subjects (70% in reading and 57% in math). School Progress, which measures how much students grew on STAAR from one year to the next, was a B (82). Closing the Gaps, which tracks how each student group performs against state targets, was a B (89). Winkley was not identified for any federal support or improvement plan. For comparison, Leander ISD as a whole earned a B (87).
- Overall TEA Rating (2025-26): B (88)
- Student Achievement: B (88)
- School Progress: B (82)
- Closing the Gaps: B (89)
- Prior Overall Ratings: B (86) in 2024-25, B (81) in 2023-24, B (88) in 2022-23, A (90) in 2021-22, and A (90) in 2018-19 (no ratings were issued for 2019-20 or 2020-21)
Under TEA’s scale, an A reflects exemplary performance, B is recognized, C is acceptable, D needs improvement, and F is unacceptable. The 2022-23 and 2023-24 ratings were delayed by litigation over TEA’s methodology and were not released until 2025. Winkley’s score bottomed out at 81 in 2023-24 and has climbed back in each of the two years since.

Winkley Elementary Attendance Zone Map
Winkley’s attendance zone covers about 1.5 square miles of southwest Leander. It runs from South Bagdad Road on the east, through Lakeline Ranch and the Highlands at Crystal Falls along North Lakeline Boulevard, and west into the Boulders and Bluffs at Crystal Falls. About 1,200 of the zone’s roughly 2,750 addresses are south of the Williamson County line in Travis County, in Crystal Falls sections along streets like Long Lasso Pass, War Wagon Way, Painted Sky Bend, Outlook Ridge Loop and Desert Shade Bend. Neighboring Leander ISD zones are Whitestone, Knowles and Mason. To confirm the school for a specific address, use Leander ISD’s School Zone Finder.
Two boundary details are worth knowing. Crystal Falls is split between Winkley and Whitestone Elementary, and the line runs through some streets. Ambush Canyon is one example: most of it is Whitestone, but its southern end is Winkley. Timberline West is also split. The section west of South Bagdad Road (Oakwood, Oak Hollow, Castlewood and Adrian) is Winkley, while the older section along Osage, Apache, Sioux and Seminole is zoned to Knowles. Leander ISD did not change Winkley’s boundaries for 2026-27. The only rezoning that year was the Faubion Elementary consolidation, which does not affect this zone.
Homes Zoned to Winkley Elementary: Market Stats
The figures below cover single-family homes sold through Unlock MLS that are zoned to Winkley Elementary. We pulled every Leander ISD sale tagged to Winkley or to Running Brushy Middle, plus a sweep of the Crystal Falls, Lakeline Ranch and Timberline West subdivisions. We then matched each address against county address points inside Leander ISD’s official Winkley attendance zone. Listings outside the zone were removed. Roughly half of these sales are in the Travis County sections of Crystal Falls, with most of the rest in the Highlands at Crystal Falls and Lakeline Ranch.
3-Year Closed Sales Trend
| Period | Homes Sold | Median Sale Price | Median $/Sq Ft | Sale-to-List Ratio | Median Days on Market |
| Sept 2022 – Aug 2023 | 100 | $603,500 | $224.04 | 98.1% | 27 days |
| Sept 2023 – Aug 2024 | 84 | $642,500 | $219.31 | 98.6% | 24 days |
| Sept 2024 – Aug 2025 | 91 | $610,000 | $215.69 | 97.9% | 35 days |
| Trailing 12 Months (Sept 2025 – Aug 2026) | 90 | $560,000 | $201.76 | 97.8% | 36 days |
Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Single-family homes only. Each sale was matched against Leander ISD’s official attendance-zone boundaries. We left out 10 sales tagged Winkley in MLS that sit in the Whitestone, Knowles or Mason zones, and added 13 in-zone sales that MLS tagged to other schools. Sale-to-list ratio is the median of each sale’s close price divided by its final list price.
The median sale price in the Winkley zone was $560,000 over the trailing twelve months, down 7.2% from $603,500 in 2022-23 and down 12.8% from a peak of $642,500 in 2023-24. Price per square foot shows the trend more cleanly, because the zone mixes $350,000 homes in Lakeline Ranch with $1 million-plus homes in the Travis County sections of Crystal Falls. That measure fell every year, from $224.04 in 2022-23 to $201.76 over the past year, a decline of 9.9%.
Sales volume has been steady at 84 to 100 homes a year, and the mix of homes has stayed similar, with about half of each year’s sales in Travis County. Homes are taking longer to sell. The median time on market rose from 27 days in 2022-23 to about 36 days over the past year, and sellers received a median of 97.8% of their final list price. Almost none of these sales were new construction, since the zone is essentially built out.
Current Inventory Snapshot
As of October 2, 2026
| Status | Count | Median List Price | Median Days on Market |
| Active | 25 | $624,900 | 72 days |
| Active Under Contract | 3 | $389,900 | 2 days |
| Pending | 4 | $377,495 | 96 days |
Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Same zone check as above. Days on market is the median among listings that report it.
32 homes are currently active, under contract or pending in the Winkley zone. With 25 active listings against about 7.5 sales a month over the past year, the zone has roughly 3.3 months of inventory, which still leans slightly toward sellers.
The median active list price of $624,900 is above the trailing-twelve-month median sale price of $560,000, because many of the current listings are larger homes in the Travis County sections of Crystal Falls, including several listed above $1 million. Active listings have been on the market a median of 73 days, about twice the 36-day median for homes that actually sold, which suggests overpriced listings are sitting. The homes now under contract or pending are mostly in the $340,000 to $430,000 range, which is where buyer demand in the zone is strongest.
