Most homes in Southwest Austin’s Regents Hills neighborhood range from 3,500 – 5,000 sq ft luxury homes with 4-5 bedrooms and 3.5-4 bathrooms built in the mid-2000s. These homes are known for their privacy as many of them back to the Barton Creek Greenbelt. 3/4 acre estate sized lots are pretty standard and most have city views.
There are a few custom mansions with every amenity you would want and a private lot. These don’t come on the market often so if you find one, you may want to snatch it up. Its hard to find these types of properties for this price so close to Downtown.

Walkability of Regents Hills
Regents Hills is not one of Austin’s most walkable neighborhoods. Regents School of Austin is within the neighborhood, so would be in walking distance of most homes. However, its not the type of neighborhood you would choose and expect to walk to the book store or coffee shop.
Just because it isn’t walkable, doesn’t mean it doesn’t have convenient shopping, restaurants, coffee and entertainment. Actually, quite the contrary. There’s a Walmart, HEB, Randalls, Costco and Sam’s Club within 2 miles. Barton Creek Mall is 2 miles away with many popular shops, restaurants and a movie theater.
Things to Do in Regents Hills
Regents Hills residents spend a lot of time in Downtown and West Austin when they’re not enjoying the privacy of their homes. Only 7 miles from Downtown Austin, residents can enjoy the many festivals and music events at Zilker Park, Downtown restaurants and hiking on Town Lake. Lake Austin is also fairly close, so many residents head there on summer afternoons.
