New Homes in Central Austin – Limited Options
The borders that make up Central Austin are West Anderson Lane to the north, Hwy 35 to the east, Lady Bird Lake to the south and Lake Austin to the west. Because of the relatively small borders and older established neighborhoods, there is not a lot of available land to build on. Brand new single family home subdivisions are few and far between in Central Austin with the majority of the new construction being condos in the Downtown Austin and West University areas.
Central Austin Pocket Neighborhoods with New Homes
You’re not going to find large subdivisions of brand new neighborhoods like you’d find in other parts of Austin. Most of the new homes are built on a single lot scattered throughout the city. But, occasionally, you’ll come across what we call “pocket” neighborhoods with say 10 or so homes. Here are two pocket neighborhoods with new homes in Central Austin.
Forest Trail Homes
Expected groundbreaking for Forest Trail Homes is scheduled for Spring of 2011. The neighborhood is planned to be built in Tarrytown off of Enfield Road by Builder Forest Trail L.P. The 11 single family homes will have 3 bedrooms/2.5 bathrooms, garages, private fenced yards and will be 4-5 star green energy rated.

Brentwood 56
Brentwood 56 is located in the Brentwood Neighborhood and built by Nalle Custom Homes. The gated community is under construction with plans to build 13 two stories homes with a private park.
