River Ridge is one of the smallest elementary schools in Leander ISD. In 2025-26, about 34% of students were identified as gifted and talented, about 15% received special education services, about 6% were emergent bilingual students, and fewer than 4% were economically disadvantaged. Enrollment has fallen steadily as Steiner Ranch has matured, from 684 students in 2018-19 to 478 in 2022-23 and 345 in 2025-26.
That decline matters for families planning a move. In December 2025, Leander ISD set enrollment thresholds for possible campus consolidation, and River Ridge is below the 400-student level that triggers a formal review. The board left River Ridge unchanged for 2026-27 and kept nearby Steiner Ranch Elementary open, but it asked staff to develop consolidation scenarios for the Vandegrift feeder pattern for 2027-28 if enrollment warrants it. No 2027-28 decision has been announced. Keep in mind that the GreatSchools rating above and the TEA accountability rating below measure different things, so the two can tell somewhat different stories.
Academic Performance: Texas Education Agency Accountability Rating
River Ridge Elementary received an A (94) in the Texas Education Agency’s 2025-26 accountability ratings, its sixth straight A since 2018-19 (TEA issued no ratings in 2019-20 or 2020-21). It earned an A in all three domains: Student Achievement (94), School Progress (95) and Closing the Gaps (93). The campus also earned four of the six possible TEA distinction designations in 2025-26: Science, Top 25% Comparative Academic Growth, Top 25% Comparative Closing the Gaps, and Postsecondary Readiness. River Ridge has not been identified for any federal school improvement support. For comparison, Leander ISD as a whole earned a B (87).
- Overall TEA Rating (2025-26): A (94)
- Student Achievement: A (94)
- School Progress: A (95)
- Closing the Gaps: A (93)
- Distinctions (2025-26): Science, Comparative Academic Growth, Comparative Closing the Gaps, Postsecondary Readiness
- Prior Overall Ratings: A (95) in 2024-25, A (92) in 2023-24, A (92) in 2022-23, A (97) in 2021-22, and A (96) in 2018-19 (no ratings were issued for 2019-20 or 2020-21)
Under TEA’s scale, an A reflects exemplary performance, B is recognized, C is acceptable, D needs improvement, and F is unacceptable. The 2022-23 and 2023-24 ratings were delayed by litigation over TEA’s methodology and were not released until 2025.

River Ridge Elementary Attendance Zone Map
River Ridge’s attendance zone covers about 4 square miles along the north shore of Lake Austin. It takes in the southern half of Steiner Ranch: the River Dance phases around the school, the Palisades off North Quinlan Park Road, and the Section 7B and Section 10 neighborhoods along Eagles Glen Drive, Woodland Hills Trail and Lakecliff Hills Lane near the UT Golf Club. It also includes McCormick Ranch on Lake Austin and older lakefront pockets such as the River Ridge subdivision, Lakeland Park, Baldwins Point, River Bend and Lake Austin Village. Laura Welch Bush Elementary serves the Steiner Ranch sections to the north, including Section 9 along Horseback Hollow and Rush Creek. Steiner Ranch Elementary serves the western sections, and River Place Elementary lies to the east. To confirm the school for a specific address, use Leander ISD’s School Zone Finder.
Because three elementary schools split Steiner Ranch, the school a home is zoned to depends on its section, not just its Steiner Ranch address. Leander ISD did not change River Ridge’s boundaries for 2026-27, but with enrollment below the district’s 400-student review threshold, the zone could be revisited if the district pursues consolidation in the Vandegrift feeder pattern for 2027-28.
Homes Zoned to River Ridge Elementary: Market Stats
The figures below cover single-family homes sold through Unlock MLS that are zoned to River Ridge Elementary. We pulled every Leander ISD sale in the 78730, 78732 and 78734 zip codes. Then we checked each address against Leander ISD’s official attendance-zone map and kept only the ones inside it, regardless of which school the listing named. Most of these sales are in the River Dance and Section 10 parts of Steiner Ranch, with smaller numbers in McCormick Ranch and the lakefront streets off Quinlan Park Road.

Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Single-family homes only, including condo-regime homes. Each sale was geocoded and checked against Leander ISD’s official attendance-zone boundaries. We left out seven sales tagged River Ridge that sit outside the zone, six of them in Steiner Ranch Section 9, which is zoned to Laura Welch Bush. We added five in-zone sales tagged to other schools and removed one duplicate record. Sale-to-list ratio is the median of each sale’s close price divided by its final list price.
The median sale price in the River Ridge zone was $1,170,000 over the trailing twelve months. That is essentially unchanged (0.4% lower) from the $1,174,750 median of 2022-23 and 8.9% below the 2024-25 peak of $1,284,050. The yearly median swings with the mix of homes sold, from River Dance homes in the $500,000s to Lake Austin waterfront estates above $4 million, which is why it dipped to $940,000 in 2023-24. Price per square foot is the steadier measure. It was $315.10 over the past year, 4.1% below 2022-23’s $328.42 and 7.3% below the 2024-25 high of $339.97.
Sales volume has risen every year, from 54 homes in 2022-23 to 72 over the past twelve months, an increase of 33%. Homes are taking a bit longer to sell than in 2022-23, with a median of 36 days on market compared with 31 then, and sellers received a median of 96.5% of their final list price.
Current Inventory Snapshot
As of October 2, 2026
| Status | Count | Median List Price | Median Days on Market |
| Active | 25 | $1,135,000 | 70 days |
| Active Under Contract | 7 | $1,125,000 | 124 days |
| Pending | 3 | $1,499,994 | 33 days |
Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Same zone check as above; one in-zone pending listing tagged to Laura Welch Bush was added. Days on market is the median among listings that report it.
35 homes are currently active, under contract, or pending in the River Ridge zone. With 25 active listings against about 6 sales a month over the past year, the zone has roughly 4 months of inventory, which is a fairly balanced market.
The median active list price of $1,135,000 is slightly below the trailing-twelve-month median sale price of $1,170,000. Active listings have been on the market a median of 70 days, so buyers have some room to negotiate, especially on the higher-priced lakefront homes. The pending median is based on only three homes, so it doesn’t say much about the typical home in the zone.
