WatersMark Homes
There are 65 home sites in West Austin’s WatersMark neighborhood. Each of the 65 home sites includes a share in the common area. Home owners are encouraged to build a home that is unique and that matches the topography of the lot. Most of the home sites allow up to 3,500 sq ft, but few lots will allow up to 4,400 sq ft to be built.
WatersMark Natural Beauty
Though the home sites are small, the developers left as much natural vegetation intact as possible, and it was done that way by design. The dense, natural vegetation, which includes cedar trees and underbrush, does give each home a sense of privacy. They carved narrow roads, which adds an element of surprise when you turn a corner and see an opening in the vegetation only to find a narrow street that leads to a row of houses.
The common areas were also designed to keep the look of the wild in the landscaping. Certain times of the year you’d think the common areas grew wild and other times of the year, the wildflowers looking perfectly maintained. The manmade vs. wild that the developers set out to create was executed well.

The property tax rate in West Austin’s WatersMark neighborhood is 1.7954% as of the 2023 tax year, down from 1.9877% as of the 2022 tax year. The property tax rate was 2.1512% as of the 2021 tax year.

Hill Country Dining is one of the very few restaurants in Austin to receive AAA’s 4 diamong ratings. The restaurant is located in the Barton Creek Resort and Spa and serves everything from traditional favorites to some Texas inspired twists. The experience goes far beyond just the food with top of the line service and wait staff.
8212 Wine Bar and Grill is another Barton Creek favorite. Also located in the Barton Creek Resort and Spa, this place is most known for its seasonal menu. Not only can you enjoy great food, but its also in a great setting to spend a leisurely evening.
