South Lamar has a nickname for a reason. SoLa is shorthand for one of Austin’s most distinctive urban corridors, a stretch of South Lamar Boulevard that has spent the last 15 years becoming exactly the kind of neighborhood people move to cities for: restaurants worth planning a trip around, a world-class independent cinema, walkable access to parks and trails, and a housing stock that now reflects what all of that demand looks like in the market. Based on closed sales over the last 12 months, the median home in South Lamar sold for $874,500. That number is not a surprise to anyone who has been watching this part of Austin.
What you get for that price is a neighborhood that still has its personality. The Broken Spoke has been hosting two-steppers since 1964. Matt’s El Rancho has been serving Tex-Mex since 1952. The Alamo Drafthouse, recently rebuilt, opened its flagship location here. Uchi and Loro sit a short walk apart. Odd Duck and Radio Coffee and Beer turned ordinary blocks into destinations. SoLa did not try to become something it is not. It grew into what it is, and the result is a neighborhood that is genuinely hard to replicate anywhere else in Austin.
This guide covers the SoLa real estate market with current MLS data, the lifestyle and amenities that define the neighborhood, schools, walkability, transit, and how SoLa compares to the neighborhoods around it. If you are thinking about buying or selling here, Eleven Oaks Realty has been helping clients buy and sell homes since 1978 and is ready to help.

What Your Money Buys in SoLa
South Lamar spans a wide price range, and what you get at each level varies significantly. Here is a general breakdown based on recent closed sales:
- $550,000 – $650,000: Smaller 1950s and 1960s ranch homes on good lots, typically 3 bed / 2 bath in the 1,200-1,500 sq ft range. Many have been updated in the kitchen and bath but retain original bones. Good entry points for the neighborhood.
- $650,000 – $800,000: Well-maintained or recently renovated 1950s-1970s homes in the 1,400-1,800 sq ft range, plus townhomes and newer infill builds. Expect 3 bed / 2-3 bath. This is the most active price tier in SoLa.
- $800,000 – $1,100,000: Fully renovated bungalows, modern infill construction, and larger 1970s-era homes. Square footage typically runs 1,800-2,400 sq ft. Open floor plans, updated kitchens, and backyard entertaining space are common at this level.
- $1,100,000 – $1,500,000: Custom infill builds and extensively remodeled homes on larger lots, generally 2,200-3,000 sq ft. Expect high-end finishes, primary suites with spa baths, and garages. These tend to sell within 30 days when priced correctly.
- $1,500,000 and above: Architect-designed custom homes, luxury new construction, and premium infill on oversized lots. This tier includes homes with pool, ADU, or both. At this price point SoLa competes directly with Barton Hills and West 6th.
Keep in mind that the lot matters as much as the house in SoLa. A 6,000 sq ft lot in walkable proximity to South Lamar Boulevard carries a meaningful premium over a similar home further from the corridor.
What’s It Like Living in South Lamar?
South Lamar is one of Austin’s most walkable urban neighborhoods, and the corridor itself is the main reason. South Lamar Boulevard runs through the heart of the neighborhood and connects residents to dining, entertainment, coffee, fitness studios, and live music without requiring a car. That level of access is uncommon in Austin and is a significant part of why this neighborhood holds its value.
The Alamo Drafthouse on South Lamar is the company’s flagship location, and it sets the tone for what the corridor is about. It is a neighborhood institution, not just a movie theater. The Broken Spoke sits a short distance south, still hosting honky-tonk nights that feel more 1970s Austin than 2020s Austin. That is not an accident. SoLa has managed to add considerable new restaurant and retail energy without erasing what made it interesting in the first place.
The residential streets behind the boulevard are quieter. Established tree canopy, sidewalks, and homes on relatively modest lots by Austin standards characterize most of the neighborhood. Barton Creek Greenbelt access points are within a few miles, and Zilker Park is a straightforward bike ride via the South Lamar corridor. Town Lake is reachable by trail. The neighborhood has the density of an urban area with the physical character of an older residential neighborhood, and that combination is difficult to find anywhere else in the city.
South Austin has long had its own identity within the broader city, and SoLa is where that identity is most concentrated. Longtime residents, people relocating from other cities, and people moving from elsewhere in Austin all end up here for overlapping but different reasons. The common thread is that South Lamar Boulevard is hard to give up once you have lived close to it.
How’s the Commute?
South Lamar has one of the higher Walk Scores in South Austin. The corridor itself scores in the 77-83 range (Very Walkable), meaning most daily errands can be accomplished on foot from an address on or near the boulevard. For a neighborhood that is not Downtown Austin, that is a meaningful distinction.
Capital Metro serves the area with several routes. The 803 MetroRapid provides fast service along the South Lamar and South Congress corridors and connects to Downtown and North Lamar. Route 3 runs directly on South Lamar Boulevard and links the neighborhood to Downtown Austin and points north. The 484 Night Owl provides late-night service. For commuters heading to Downtown or the University of Texas, transit is a genuine option from this location.
Driving commutes from South Lamar are also reasonable by Austin standards. Here is a general sense of typical drive times:
- Downtown Austin: 10-20 minutes depending on time of day
- The Domain / North Austin: 30-40 minutes via MoPac or I-35
- Austin-Bergstrom International Airport: 20-30 minutes via Highway 71 or 183
- Round Rock / Cedar Park: 45-55 minutes via MoPac
South Lamar Boulevard can back up during peak hours, and the I-35 and MoPac interchange to the north is a known congestion point. That said, proximity to Downtown means many SoLa residents are driving against traffic rather than into it.

How SoLa Compares to Nearby Neighborhoods
Buyers considering South Lamar often look at several nearby neighborhoods at the same time. Here is how SoLa stacks up against the areas it is most frequently compared to:
SoLa vs. Barton Hills
Barton Hills sits to the southwest of SoLa and is a quieter, more residential neighborhood with slightly larger lots on average and more pronounced hill country character. Prices in Barton Hills run in a similar range to SoLa but with less walkability and less corridor access. If the South Lamar Boulevard amenities are the primary draw, SoLa wins on that front. If you want more privacy and closer greenbelt proximity, Barton Hills is worth a serious look.
SoLa vs. Bouldin Creek
Bouldin Creek is immediately east of SoLa, on the other side of South Congress Avenue, and is one of South Austin’s most established residential areas. It has strong walkability of its own, access to South Congress dining and retail, and a mature tree canopy that rivals SoLa’s. Prices in Bouldin Creek are comparable to SoLa. The main practical difference is orientation: Bouldin residents tend to anchor to South Congress, while SoLa residents anchor to South Lamar Boulevard. Both are excellent neighborhoods within the 78704 zip code.
SoLa vs. Travis Heights
Travis Heights is one of Austin’s oldest residential neighborhoods, sitting just east of South Congress. It has a strong historic character, hilly terrain, and some of the most distinctive older homes in South Austin. Prices in Travis Heights can run from mid-$600s to well above $1 million depending on size and condition. Compared to SoLa, Travis Heights is less walkable to restaurant and retail corridors but has a quieter, more traditional residential feel. Worth considering if architectural character and lot size matter more than corridor proximity.
