Sell Your Home in Circle C, Austin, TX
Free home evaluation · No obligation · Local Southwest Austin listing agent
Circle C is one of the fastest-moving resale markets in Southwest Austin. Over the past 12 months, 228 homes sold inside Circle C at a median of $805,000, and about 70% of them went under contract within 30 days. The median home spent just 13 days on market.
Circle C was built from the late 1980s into the early 2020s, so the homes that sell here range from original sections with mature oaks to newer sections like Avana. Every sale in the last 12 months was a single-family home, with a median build year of 2003 and a median size of 2,837 square feet. Buyers compare your home against recent sales in your own section of Circle C first, then against Meridian, Avana and the other communities along FM 1826 and MoPac.
This page breaks down what Circle C homes actually sold for, how long they took, and what separated the sellers who got close to their asking price from the ones who did not. If you want a number for your own home, the form at the bottom of the page goes straight to me.

What Is My Circle C Home Worth?
Circle C is a collection of sub-neighborhoods built over more than 30 years, so two homes with similar square footage can sell far apart. These are the factors that move the number most in the closed sales I review here.
- The section of Circle C. Circle C Ranch is made up of many smaller sections, each with its own builders, lot sizes and price range. A home in an original Phase A section trades differently from one in Phase B, Hielscher, Lacrosse or Avana, and I price against the closest sections first.
- Condition and updates. With a median build year of 2003 and many homes from the late 1980s and 1990s, kitchens, baths, flooring and windows vary widely. Updated homes sell at the top of their section’s range; homes with original finishes are priced against buyers’ renovation budgets.
- Lot, trees and greenbelt. Mature oak trees, greenbelt lots and lots near the Circle C Ranch Metropolitan Park trails draw more showings. Homes that back to Slaughter Lane, MoPac or another busy road usually sell for less than the section median.
- Single-story floor plans. One-story homes are a smaller share of Circle C inventory and tend to attract more buyers per listing than comparable two-story plans.
- Pools and outdoor living. About 21% of the Circle C homes that sold in the last 12 months had a private pool. A well-kept pool and covered patio help; an older pool that needs resurfacing can work against you during inspection.
- Major systems. Roof age, HVAC age, windows and foundation history come up in nearly every Circle C inspection, especially in the older sections. A newer roof or HVAC unit is something I put in front of buyers and their agents from day one.
- School zoning. Circle C is served by Austin ISD. Buyers look up the exact elementary, middle and high school for each address, so it is worth confirming your zoning before you list.

Knowing why buyers are shopping here helps us market your home to them directly.
- Commute options. South MoPac, Slaughter Lane, SH-45 and FM 1826 border Circle C, and downtown Austin is about 12 miles away.
- Trails and parks. Circle C Ranch Metropolitan Park, the Veloway and the Slaughter Creek trails are right inside or next to the neighborhood.
- Lady Bird Johnson Wildflower Center. The Wildflower Center sits at the edge of Circle C, adding protected green space to the area.
- Sidewalks and mature landscaping. Sidewalks run through most sections, and the older sections have tree-lined streets that newer construction farther out cannot match.
- Price range. With a typical range of roughly $570,000 to $1.28 million, Circle C covers smaller homes, move-up homes and larger estate homes in one community.
How We Market Circle C Homes
- Pricing from closed comps and active competition. I pull the Circle C sales from your section and the ones buyers will compare it to, and I review every active listing competing for the same buyers. Closed sales show what an appraiser will support; active listings show what buyers are touring the same weekend.
- Pre-listing walkthrough. Before photos, I walk the home with you and point out what is worth fixing, what to simply disclose, and what buyers in your price range will not care about.
- Professional photography and 3D tour. Every listing gets professional photography and a 3D virtual tour so buyers relocating from out of town can walk through your home before they schedule a showing.
- Full MLS and online exposure. Your listing goes to Unlock MLS and syndicates to Zillow, Realtor.com, Redfin, Homes.com and hundreds of other sites the day it goes live.
- Feedback, negotiation and closing. You get showing feedback, weekly activity updates and a straight conversation if the market tells us something needs to change. I handle offers, the inspection and appraisal negotiation, and keep the file moving to closing.

How long does it take to sell a home in Circle C?
Over the past 12 months, the median Circle C home spent 13 days on market and the average was 32 days. Homes priced right at launch went under contract in a median of 6 days, while homes that needed a price reduction took a median of 56 days. Pricing at launch makes the biggest difference here.
What are typical closing costs for sellers in Circle C?
Seller closing costs in Texas usually run 5% to 8% of the sale price. That covers real estate commissions, the owner’s title policy, prorated property taxes, HOA transfer fees and any repair credits negotiated with the buyer. At the Circle C median of $805,000, that works out to roughly $40,000 to $64,000.
How much do Circle C homes sell for compared to asking price?
Circle C homes sold for 98.8% of their final list price over the past 12 months, and 96.7% of their original list price. About 25% sold above their asking price. Sellers who never changed their price averaged 100% of their original asking price, compared with 92.3% for sellers who reduced.
How do I prepare my Circle C home for sale?
Start with the things buyers see first: fresh paint in a neutral color, clean carpet or flooring, working light fixtures and a tidy front yard with trimmed trees. Then address anything an inspector will flag, such as an older roof, HVAC service, plumbing leaks or wood rot. A pre-listing walkthrough tells you which projects are worth it in your price range.
Do I need to make repairs before listing my Circle C home?
Not always. Safety items and obvious deferred maintenance are usually worth fixing because Circle C buyers expect a well-kept home at this price point. Larger cosmetic projects only make sense if comparable homes in your section sold for enough more to cover the cost. We can decide item by item before you list.
Is now a good time to sell a house in Circle C?
Circle C had about 1.8 months of inventory in October 2026, a tight market compared with Southwest Austin overall. Closed sales peaked from April through June 2026, with 82 sales that quarter compared with 39 in January through March, so spring is the busiest season. Well-priced homes still sell year round.
Which Circle C homes sell the fastest?
Over the past 12 months, the upper price ranges moved fastest in Circle C. Homes that sold for $1 million to $1.5 million had a median of 6 days on market and homes from $750,000 to $1 million had a median of 10 days, compared with about 23 days for homes from $500,000 to $750,000.
