Sell Your Home in Zilker, Austin, TX
Free home evaluation · No obligation · Local South Austin listing agent
Zilker is one of the most active resale markets in 78704. Over the past 12 months, 117 homes sold inside the Zilker boundary at a median of $1,030,000, and about 40% went under contract within 30 days. Homes priced right at launch sold quickly. Homes that started too high sat, and 41% of sellers ended up reducing.
Zilker is really two markets in one. Of those 117 sales, 66 were single-family homes and 50 were condos, from complexes like Bartonplace and Austin Heights to the condo regimes that replaced older lots. The houses range from 1940s and 1950s bungalows to full remodels and new modern builds, which is why the median year built is 2008. Buyers compare your home against the closest match on that spectrum, not against Zilker as a whole.
This page breaks down what Zilker homes actually sold for, how long they took, and what separated the sellers who got close to their asking price from the ones who did not. If you want a number for your own home, the form at the bottom of the page goes straight to me.

What Is My Zilker Home Worth?
Two Zilker homes a few blocks apart can sell hundreds of thousands of dollars apart. These are the factors that move the number most in the closed sales I review here.
- House, condo regime or condo complex. A detached home on its own lot, a unit in a two-home condo regime and a unit in a larger complex each trade in their own range. Pricing starts with comparing your home to the same type, not to the Zilker median.
- Original, remodeled or new construction. Zilker has original mid-century bungalows, extensive remodels and recent modern builds on the same streets. Condition and age of the improvements matter more here than square footage alone.
- Lot size and lot value. Larger lots are a big part of Zilker’s appeal this close to downtown. On older homes, buyers and builders often price the lot first, so lot size, shape and frontage carry real weight.
- Location within Zilker. Streets closer to Zilker Park, Barton Springs Road and the hike-and-bike trail draw a different level of interest than blocks near busier roads or the rail line on the east edge.
- Pools and outdoor living. About 33% of the Zilker homes that sold in the last 12 months had a private pool. A well-kept pool and usable yard help; an older pool that needs resurfacing can come up at inspection.
- Views and privacy. Hilltop lots with skyline or tree-canopy views, and homes with private yards, stand out from homes with a close neighbor or a busy street at the front door.
- Permits and major systems. Buyers look at roof age, HVAC, foundation and plumbing on older homes, and they ask about permits on additions and remodels. Having that paperwork ready keeps the negotiation simple.

Knowing why buyers are shopping here helps us market your home to them directly.
- Close to downtown. Zilker sits just south of Lady Bird Lake, minutes from downtown Austin, with quick access to MoPac and South Lamar Boulevard.
- Zilker Park and Barton Springs. Zilker Metropolitan Park, Barton Springs Pool and the Ann and Roy Butler Hike-and-Bike Trail are part of daily life here, not a weekend drive.
- Restaurants and coffee. Barton Springs Road and South Lamar Boulevard put local restaurants, coffee shops and bars a short walk or bike ride from most streets.
- Housing variety. Bungalows, remodels, modern new builds and condos all trade inside the same neighborhood, so buyers at several price points shop here.
- Price range. With a typical range of roughly $310,000 to $2.6 million, Zilker covers condos, older homes on large lots and newer luxury construction.
How We Market Zilker Homes
- Pricing from closed comps and active competition. I pull the Zilker sales on your street and in your section, plus the nearby 78704 sales buyers will compare it to, and I review every active listing competing for the same buyers. Closed sales show what an appraiser will support; active listings show what buyers are touring the same weekend.
- Pre-listing walkthrough. Before photos, I walk the home with you and point out what is worth fixing, what to simply disclose, and what buyers in your price range will not care about. On older homes, we also gather permit history for any additions or remodels before buyers ask.
- Professional photography and 3D tour. Every listing gets professional photography and a 3D virtual tour so buyers relocating from out of town can walk through your home before they schedule a showing.
- Full MLS and online exposure. Your listing goes to Unlock MLS and syndicates to Zillow, Realtor.com, Redfin, Homes.com and hundreds of other sites the day it goes live.
- Feedback, negotiation and closing. You get showing feedback, weekly activity updates and a straight conversation if the market tells us something needs to change. I handle offers, the inspection and appraisal negotiation, and keep the file moving to closing. For condos, I order the resale certificate and association documents early so they do not slow down the contract.

How long does it take to sell a home in Zilker?
Over the past 12 months, the median Zilker home spent 44 days on market and the average was 66 days. Homes priced right at launch went under contract in a median of 18 days, while homes that needed a price reduction took a median of 90 days. Pricing, condition and the competition when you list have the biggest effect on your timeline.
What are typical closing costs for sellers in Zilker?
Seller closing costs in Texas usually run 4% to 8% of the sale price. That covers real estate commissions, the owner’s title policy, prorated property taxes, HOA or condo association transfer fees where they apply, and any repair credits negotiated with the buyer. At the Zilker median of $1,030,000, that works out to roughly $52,000 to $82,000.
How much do Zilker homes sell for compared to asking price?
Zilker homes sold for 95.3% of their final list price over the past 12 months, and 91.8% of their original list price. About 4% sold above their asking price. Sellers who never changed their price averaged 95.7% of their original asking price, compared with 87.5% for sellers who reduced.
How do I prepare my Zilker home for sale?
Start with the things buyers see first: fresh paint in a neutral color, clean floors, working light fixtures and a tidy front yard. Then address anything an inspector will flag, such as an older roof, HVAC service, plumbing leaks or wood rot. On an older Zilker home, a pre-listing walkthrough tells you which projects are worth it and which ones buyers will price into their own plans.
Do I need to make repairs before listing my Zilker home?
Not always. Safety items and obvious deferred maintenance are usually worth fixing because they show up in every inspection. If buyers are likely to remodel or rebuild, a large cosmetic project rarely pays for itself. We can decide item by item before you list.
Is now a good time to sell a house in Zilker?
Zilker had 43 active listings and about 4.4 months of inventory in October 2026, which gives buyers more choices than they had a few years ago. Spring was the busiest quarter, with 39 closed sales from April through June, compared with 22 in January through March. Well-priced homes sold in every quarter.
Which Zilker homes sell the fastest?
Over the past 12 months, homes between $750,000 and $1 million moved fastest, with a median of 28 days on market across 15 sales. Homes above $2 million had a median of 31 days. The lower price ranges, mostly condos, took longer, so pricing a condo against its own complex matters. I can pull the history for your street or building during your free evaluation.
