Northwest Austin is one of the busiest resale markets in the Austin area. Over the past 12 months, 2,689 single-family homes, condos and townhomes sold in Northwest Austin at a median of $572,000. About 49% went under contract within 30 days, and the median home took 30 days on market.
The area covers a lot of ground, from 1970s and 1980s neighborhoods near MoPac to newer master-planned communities farther out, with a median build year of 1989. Steiner Ranch, Spicewood at Balcones Villages, Northwest Hills, Great Hills, Avery Ranch and Anderson Mill all show up often in the sales, along with condos and townhomes. Buyers compare your home against nearby resales in the same subdivision and against the next subdivision over.
This page shows what Northwest Austin homes actually sold for, how long they took, and what separated the sellers who got close to their asking price from the ones who did not. If you want a number for your own home, the form at the bottom of the page goes straight to me.
Cash Offer vs. Listing With an Agent: What You Really Net
If you need to sell your Northwest Austin home quickly, you have probably seen the “we buy houses for cash” offers. Sometimes a cash sale is the right call. Often it costs more than sellers expect. Here is an honest side-by-side so you can compare what actually lands in your pocket, not just the headline price.
| Cash Offer (Investor or Instant Buyer) | Listing With an Agent | |
|---|---|---|
| Sale price vs. market value | Often around 70% to 85% of market value for an as-is investor offer, higher for homes in great shape | Close to market value. Northwest Austin homes sold at a median 96.9% of final list price (Unlock MLS, October 2025 to September 2026) |
| Commissions and closing costs | Usually no listing commission. Some instant-offer programs charge a service fee instead | Listing commission, any buyer agent compensation you agree to offer, plus title and closing costs. All commissions are negotiable |
| Repairs and prep | $0 | $7,000 |
| Time to close | Often 1 to 3 weeks, or on a date you choose | Median 30 days on market in Northwest Austin (Unlock MLS, October 2025 to September 2026), plus about 30 days to close with a financed buyer |
| Certainty | High with a well-funded buyer. Ask for proof of funds | Good, but a buyer’s loan or appraisal can fall through |
| Who it suits | Sellers facing a hard deadline, major repairs, an inherited or probate home, or a relocation | Sellers whose home is in reasonable shape and who have roughly 6 to 10 weeks |
A Worked Example (Illustration Only)
Here is how the math can look on a home with a market value of $575,000. These are round, hypothetical numbers, not a quote or a prediction for your home.
| Cash Offer | Listing With an Agent | |
|---|---|---|
| Sale price | $460,000 | $575,000 |
| Listing commission | $0 | $17,250 |
| Buyer agent compensation (if you agree to offer it) | $0 | $17,250 |
| Title and closing costs | $3,000 | $7,000 |
| Repairs and prep | $0 | $5,000 |
| Carrying costs while you wait | $1,000 | $7,000 |
| Estimated net before your mortgage payoff | $456,000 | $519,500 |
In this illustration, listing nets about $63,500 more, and the cash sale closes roughly six weeks sooner. If the same home needed $57,500 in foundation and roof work that buyers would demand, the gap gets much smaller, and the cash offer may come out ahead once you count your time and risk. Your own numbers depend on your home’s condition, your price, your loan payoff and the terms you negotiate.
When a Cash Offer Is the Right Choice
I tell sellers to seriously consider a cash buyer when:
- Your timeline is fixed: a job start date, a home you are already under contract to buy, or a closing date that cannot move.
- The home needs major repairs: foundation, roof, plumbing or fire and water damage that would scare off financed buyers or fail an appraisal.
- It is an inherited or probate property: a vacant home, several heirs and no appetite for showings. Check timing with your probate attorney first.
- You are relocating: and carrying two homes for two or three months would cost more than the price difference.
Plenty of local investors run honest businesses and close exactly when they say they will. A fair cash offer simply prices in their repair costs, risk and profit. My job is to help you see that number clearly next to what the open market would likely pay, so the choice is yours.
Want to see both numbers for your home? Tell me about your Northwest Austin home and I will send you a realistic market value range you can hold up against any cash offer. I reply to every request within one business day.

Cash Offer Questions
Can I sell my Northwest Austin home fast without a cash buyer?
Often, yes. The median Northwest Austin home spent 30 days on market from October 2025 to September 2026 (Unlock MLS), and homes priced right from the first day tend to move fastest. A financed buyer usually closes about 30 days after contract, and a buyer paying cash through a regular listing can close sooner. Pricing at market value from launch is the biggest lever you control.
Do I pay commission on a cash sale?
If you sell directly to an investor without an agent, there is usually no listing commission, though the offer price builds in the buyer’s margin and some instant-offer programs charge a service fee. If you hire an agent to represent you on a cash sale, you pay whatever fee you agreed to in your listing agreement. Commissions are always negotiable.
How do I know if a cash offer is fair?
Compare it to a realistic market value for your home, minus the commissions, repairs and carrying costs you would actually avoid. Then ask for proof of funds, find out who pays title and closing costs, check the length of the option period, and ask whether the buyer can assign the contract to someone else or lower the price after an inspection. I am happy to look over any cash offer with you at no cost.

What Is My Northwest Austin Home Worth?
Two Northwest Austin homes with the same square footage can sell for very different prices. These are the factors that move the number most in the closed sales I review here.
- The specific subdivision and section. Steiner Ranch, Great Hills, Northwest Hills, Avery Ranch, Canyon Creek, Anderson Mill and Spicewood at Balcones Villages each trade in their own range, and sections within the same community can differ.
- School district and zoning. Northwest Austin is split among Austin ISD, Round Rock ISD and Leander ISD. Buyers look up the district and exact campuses for each address, so it is worth confirming your zoning before you list.
- Condition versus build year. With a median build year of 1989, many homes still have original kitchens, baths and windows. Updated homes sell at the top of the subdivision range, while homes that need work are priced against renovation budgets.
- Views, greenbelts and lot. Hill Country, lake and greenbelt views add value, especially west of MoPac and toward Lake Travis. Lots that back to a busy road usually sell below the neighborhood median.
- Single-story floor plans. One-story homes are in short supply in many Northwest Austin subdivisions and tend to draw more buyers per listing than comparable two-story plans.
- Pools and outdoor living. About 18% of the Northwest Austin homes that sold in the last 12 months had a private pool. A well-kept pool and covered patio help; an older pool that needs work can come up in inspection.
- Major systems. Roof age, HVAC, foundation and plumbing come up in nearly every Northwest Austin inspection. A newer roof or HVAC unit is something I put in front of buyers from day one.

How We Market Northwest Austin Homes
- Pricing from closed comps and active competition. I pull the Northwest Austin sales from your subdivision and the ones buyers will compare it to, and I review every active listing competing for the same buyers. Closed sales show what an appraiser will support; active listings show what buyers are touring the same weekend.
- Pre-listing walkthrough. Before photos, I walk the home with you and point out what is worth fixing, what to simply disclose, and what buyers in your price range will not care about.
- Professional photography and 3D tour. Every listing gets professional photography and a 3D virtual tour so buyers relocating from out of town can walk through your home before they schedule a showing.
- Full MLS and online exposure. Your listing goes to Unlock MLS and syndicates to Zillow, Realtor.com, Redfin, Homes.com and hundreds of other sites the day it goes live.
- Feedback, negotiation and closing. You get showing feedback, weekly activity updates and a straight conversation if the market tells us something needs to change. I handle offers, HOA or condo documents, the inspection and appraisal negotiation, and keep the file moving to closing.

How long does it take to sell a home in Northwest Austin?
Over the past 12 months, the median Northwest Austin home spent 30 days on market and the average was 57 days. Homes priced right at launch went under contract in a median of 9 days, while homes that needed a price reduction took a median of 80 days. Pricing, condition and the competition when you list have the biggest effect on your timeline.
What are typical closing costs for sellers in Northwest Austin?
Seller closing costs in Texas usually run 5% to 8% of the sale price. That covers real estate commissions, the owner’s title policy, prorated property taxes, HOA transfer fees and any repair credits negotiated with the buyer. At the Northwest Austin median of $572,000, that works out to roughly $29,000 to $46,000.
How much do Northwest Austin homes sell for compared to asking price?
Northwest Austin homes sold for 96.9% of their final list price over the past 12 months, and 93.1% of their original list price. About 13% sold above their asking price. Sellers who never changed their price averaged 98.3% of their original asking price, compared with 90.0% for sellers who reduced.
How do I prepare my Northwest Austin home for sale?
Start with what buyers see first: fresh paint in a neutral color, clean carpet or flooring, working light fixtures and a tidy front yard. Then address anything an inspector will flag, such as an older roof, HVAC service, plumbing leaks or wood rot. A pre-listing walkthrough tells you which projects are worth it in your price range.
Do I need to make repairs before listing my Northwest Austin home?
Not always. Safety items and obvious deferred maintenance are usually worth fixing because Northwest Austin buyers had 971 active listings to choose from in early October 2026. Larger cosmetic projects only make sense if comparable homes in your subdivision sold for enough more to cover the cost. We can decide item by item before you list.
Is now a good time to sell a house in Northwest Austin?
Northwest Austin had about 4.3 months of inventory in October 2026. The second quarter of 2026 was the busiest over the past year, with 860 closed sales at a $600,000 median, and the third quarter followed with 656 sales at a $605,000 median. Spring is usually the busiest season, but well-priced homes sell year round.
Which Northwest Austin homes sell the fastest?
Over the past 12 months, homes from $500,000 to $1.5 million moved fastest, with medians of about 19 to 22 days on market. Homes from $400,000 to $500,000 took a median of 32 days, and homes under $300,000 took about 56 days. I can pull the days-on-market history for your specific subdivision during your free evaluation.
