What Is My Teravista Home Worth?
Most Teravista sales over the last year landed between about $345,000 and $730,000. These are the factors that move the number most in the closed sales I review here.
- Section and builder. Teravista was built in numbered sections by more than a dozen builders. Each section and builder trades in its own range, and buyers compare like with like.
- Golf course lots. Many homes back to the Teravista Golf Club, an 18-hole public course. A golf course or open-space lot draws more showings than one that backs to a neighbor or a main road.
- Size and floor plan. Teravista homes range from smaller plans to large two-story homes. Buyers look closely at a downstairs primary suite, a study and a game or media room.
- Condition and updates. With a median build year of 2011, the oldest sections date to the early 2000s. Updated kitchens, baths and flooring separate the top sales in those sections from the rest.
- Pools and outdoor living. About 10% of the Teravista homes that sold in the last 12 months had a private pool. Covered patios and mature shade trees also add appeal here.
- Major systems. Roof age, HVAC age and water heaters come up in nearly every inspection in the older sections. Records of replacements are worth having ready.
- School zoning. Teravista is split between Round Rock ISD and Georgetown ISD. Buyers look up the exact district and campus for each address, so it is worth confirming your zoning before you list.

How We Market Teravista Homes
- Pricing from closed comps and active competition. I pull the Teravista sales from your section and the ones buyers will compare it to, and I review every active listing competing for the same buyers. Closed sales show what an appraiser will support; active listings show what buyers are touring the same weekend.
- Pre-listing walkthrough. Before photos, I walk the home with you and point out what is worth fixing, what to simply disclose, and what buyers in your price range will not care about.
- Professional photography and 3D tour. Every listing gets professional photography and a 3D virtual tour so buyers relocating from out of town can walk through your home before they schedule a showing.
- Full MLS and online exposure. Your listing goes to Unlock MLS and syndicates to Zillow, Realtor.com, Redfin, Homes.com and hundreds of other sites the day it goes live.
- Feedback, negotiation and closing. You get showing feedback, weekly activity updates and a straight conversation if the market tells us something needs to change. I handle offers, the inspection and appraisal negotiation, and keep the file moving to closing.

How long does it take to sell a home in Teravista?
Over the past 12 months, the median Teravista home spent 34 days on market and the average was 58 days. Homes priced right at launch went under contract in a median of 12 days, while homes that needed a price reduction took a median of 91 days. Pricing, condition and the competition when you list have the biggest effect on your timeline.
What are typical closing costs for sellers in Teravista?
Seller closing costs in Texas usually run 5% to 8% of the sale price. That covers real estate commissions, the owner’s title policy, prorated property taxes, HOA transfer fees and any repair credits negotiated with the buyer. At the Teravista median of $450,000, that works out to roughly $23,000 to $36,000.
How much do Teravista homes sell for compared to asking price?
Teravista homes sold for 97.8% of their final list price over the past 12 months, and 94.1% of their original list price. About 6% sold above their asking price. Sellers who never changed their price averaged 98.9% of their original asking price, compared with 91.2% for sellers who reduced.
How do I prepare my Teravista home for sale?
Start with the things buyers see first: fresh paint in a neutral color, clean carpet or flooring, working light fixtures and a tidy front yard. Then address anything an inspector will flag, such as an older roof, HVAC service, plumbing leaks or wood rot. A pre-listing walkthrough tells you which projects are worth it in your price range.
Do I need to make repairs before listing my Teravista home?
Not always. Safety items and obvious deferred maintenance are usually worth fixing because buyers in Round Rock have plenty of move-in-ready choices. Larger cosmetic projects only make sense if comparable homes in your section sold for enough more to cover the cost. We can decide item by item before you list.
Is now a good time to sell a house in Teravista?
Teravista had about 5.3 months of inventory in October 2026, with 51 homes listed, so buyers have more choices than they did a few years ago. The second quarter of 2026 was the busiest stretch, with 39 closed sales, compared with 24 in the first quarter. Spring is usually the busiest season, but well-priced homes sell year round.
Which Teravista homes sell the fastest?
Over the past 12 months, homes that sold for $500,000 to $750,000 had a median of 29 days on market across 35 sales, homes from $400,000 to $500,000 had a median of 35 days, and homes from $300,000 to $400,000 had a median of about 40 days. Days on market were fairly close across price ranges, so pricing and condition matter more than the price band. I can pull the history for your section during your free evaluation.
