Eleven Oaks Realty is proud to present their November 2021 Austin Multi Family Real Estate Price Report measuring activity in the Austin multi family market. This report includes all multi family properties (duplex, triplex and quadplex) that sold in November 2021.

Austin Multi Family Properties Under Contract Up 27%

In November 2021, 47 multi-family properties went pending (under contract) in Austin compared to 37 in November 2020, showing a 27% (10 property) increase in year over year numbers. This year is ending stronger than previous years in the Austin multi family housing market. It seems more investors are looking to add to their portfolios despite the increase in prices.

Austin Multi Family Property Median Price Up 19%

The median home price of a multi-family property in Austin in November 2021 was $535,000 compared to $448,000 in November 2020, marking a 19% ($87,000) increase in year over year numbers.

Median home price helps us see the distribution of multi-family properties sold and does not really give us an indication of the increase or decrease in a particular property’s market value. 12% Decrease in Austin Multi Family Property Inventory

In November 2021, we saw 1.2 months of inventory on the market, compared to 1.4 months of inventory in November 2020, showing a 12% (0.2 month) decrease in year over year numbers. This year we are seeing less inventory than at the end of the summer, which is the opposite of what we typically see. If we continue to see demand outpace supply, spring will be very lean with multi family property inventory.

Time to Sell Multi Family Property in Austin Up 33%

In November 2021, it took 22 days to sell a multi family property in Austin, on average, compared to 16 days in November 2020, marking a 33% (5 day) increase in year over year numbers. Though it is taking investors longer to make decisions, they are paying more than they were last year. The median time to sell a multi-family home in Austin in November 2021 was 19 days.

Number of Multi Family Properties Taken Off the Market Saw a 25% Decrease

In November 2020, there were 8 multi family properties taken off the market compared to 6 in November 2021, marking a 25% (2 property) decrease in year over year numbers. More multi family property owners are getting what they want in terms of offers, so they aren’t having to take their properties off the market and wait.

Number of Sold Multi Family Properties in Austin Up 29%

In November 2021, Austin saw a 29% increase in the number of multi family properties sold in year over year numbers. In November 2021 there were 31 multi family properties that sold versus 24 in November 2020, marking a 29% (7 property) increase in year over year numbers. It will be interesting to see what happens with demand over the next few months.

Number of Multi Family Properties on the Market Up 15%

In November 2021, we had 110 multi-family properties for sale in Austin, compared to 96 in November 2020, showing a 15% (14 property) increase in year over year numbers. With median prices up significantly, multi family property owners are trying to take advantage of the market and cash out.

2% Decrease in the Number of Multi Family Properties Listed for Sale

In November 2021, we saw 44 multi family properties introduced to the market compared to 45 in November 2020, showing a 2% (1 property) decrease in year over year numbers.

Supply Up 15% and Demand Up 29%

This month we saw a 15% increase in supply (number of properties for sale) and a 29% increase in demand (number of sold properties).

Median for Sale Up 10% vs Median Sold Price Up 19%

This chart compares the Median for Sale Price vs the Median Sold Price to show their relationship. In Austin, we saw a 10% increase in the median for sale price and a 19% increase in the median sold price of a multi family property in year over year numbers. The median for sale price of a multi-family property in Austin went from $572,500 in November 2020 to $627,500 in November 2021, showing a 10% ($55,000) increase. The median sold price of a multi-family property in Austin went from $448,000 in November 2020 to $535,000 in November 2021, showing a 19% ($87,000) increase.

November 2021 Austin Multi Family Real Estate Price Report – Strictly Numbers

For those of you who prefer to see the actual numbers, we’ve included the figures for November 2021 Austin multi family sales below. The most expensive property that sold in November 2021 sold for $1,795,000 and the least expensive multi family property sold for $270,000. Multi family properties ranged in size from 1,560 sqft – 5,556 sqft with an average size of 2,532 sqft. The average price per square foot for a multi family property that sold in Austin in November 2021 was $276.52 with the lowest being $68.04/sqft and the highest being $603.16/sqft. It took, on average, 29 days to sell a multi family property in Austin and sellers received, on average, 95.6% of their original list prices.

Time to Buy? Sell?

Looking strictly at the numbers, it appears the recommendation for this month is – it’s time to sell. With inventory at 1.2 months, we are in strong seller’s market territory. Though we saw a 15% increase in supply we saw a 29% increase in demand, showing there are strong buyers out there. And, with median price up 19%, buyers are willing to pay more this year than they were last year.

Looking to sell? If you want top dollar for your multi family property, make it stand out as a value. When buyers are excited about the potential of your property, they’re willing to pay more. If your multi-family property is located in a desirable area or good school district, you’re in an even better position as those are very hard to find. Spend some time preparing the property to meet the market and hire a Realtor who knows how to market multi-family properties.
