Eleven Oaks Realty is proud to present their February 2016 Austin Luxury Real Estate Price Report measuring market activity in the Austin area single family home market priced at $1 million or over. The February 2016 Austin Luxury Real Estate Price Report covers the luxury market in the following Austin metro area counties: Travis, Williamson and Hays.

Number of Luxury Homes Listed for Sale Up 12%

In February 2016, there were 135 luxury homes introduced to the market compared to 121 in February 2015, marking a 12% (14 home) increase in year over year numbers. Luxury sellers in Austin seem more confident in the direction of the luxury real estate market and are eager to get their homes on the market to target the Spring/Summer busy season.

Austin Luxury Homes Under Contract Down 18%

In February 2016, 45 luxury homes went pending in the Austin area compared to 55 in February 2015, marking an 18% decrease in year over year numbers. Though last month we saw an increase in year over year numbers, it seems this month luxury buyers are a little more hesitant to pull the trigger. Could be they are waiting for more inventory to come online later in the season.

No Change in the Number of Luxury Home Sales in Austin

In February 2016, 27 luxury homes sold compared to 27 luxury homes in February 2015, marking no change in year over year numbers. We finished last year pretty strong and it seems buyers aren’t as eager to pull the trigger as they were in Winter months.

Austin Luxury Housing Inventory Up 46%

In February 2016, there was 11.4 months of inventory on the Austin luxury real estate market compared to 7.8 months in February 2015. This marked a 46% increase in year over year numbers. With more sellers putting their homes on the market and fewer sales, we should continue to see inventory levels rise.

Time to Sell Luxury Home in Austin Down 1%

In February 2016, it took 105 days to sell a luxury home in Austin, on average, compared to 106 days in February 2015, marking a 1% increase in year over year numbers.

Austin Median Luxury Home Price Up 4%

This month, we saw a 4% increase in the median home sale price of a luxury home in the Austin area. The median home price in February 2016, when you consider homes that sold for $1 million or more, was $1,361,250 compared to $1,305,000 in February 2015.

Median home price helps us see the distribution of homes sold and does not really give us an indication of the increase or decrease in a particular home’s market value. 16% More Homes on the Luxury Market

In February 2016, there were 590 luxury homes for sale in the Austin area, compared to 508 in February 2015, marking a 16% increase in year over year numbers.

33% Increase in the Number of Luxury Homes Taken Off the Market

In February 2016 there were 32 luxury homes taken off the market compared to 24 in February 2015, showing a 33% (8 home) increase in year over year numbers.

Luxury Supply is Up 16% and Luxury Demand Saw No Change

This month we saw a 16% increase in luxury housing supply (number of properties for sale) and no change in luxury demand (number of sold properties).

Median for Sale Price Up 8% vs Median Sold Price Up 4%

In the Austin area, we saw an 8% increase in the median for sale price of a luxury home and a 4% increase in the median sold price of a luxury home in year over year numbers.

February 2016 Luxury Real Estate Price Report – Strictly Numbers

For those of you who prefer to see the actual numbers, we’ve listed the figures for February 2016 Austin area luxury home sales below. The most expensive luxury home that sold in February 2016 sold for $2,900,000 and the least expensive luxury home sold for $1,018,000. Austin luxury homes ranged in size from 2,471 sqft – 7,401 sqft with an average size of 4,237 sqft. The average price per square foot for a luxury home that sold in Austin in February 2016 was $379.47 with the lowest being $189.29/sqft and the highest being $624.28/sqft. It took, on average, 88 days to sell a luxury home in Austin and sellers received, on average, 93.55% of their original list prices.
