Eleven Oaks Realty is proud to present their December 2025 Austin Real Estate Price Report measuring activity in the single family home market.

The Austin Real Estate Market is a Seller’s Market
In December 2025 we dipped into solid seller’s market territory. December is typically a slower month for real estate, but this month saw an increase in activity. There were 3.11 months of inventory on the market, down 21.27% in month over month comparisons. The average sold to list price was 96.4%, down 0.27% in month over month comparisons. The median time to sell a home in Austin in December 2025 was 56 days, up 12% in month over month comparisons. The median sold price was $580,000, down 0.85% in month over month comparisons.

What the Numbers Mean for Buyers
At first glance, December 2025’s shift into seller’s market territory may feel discouraging for buyers, but the data tells a more nuanced story. While months of inventory dropped sharply to 3.11, pricing remains softer than this time last year. Median sold prices are down 4% year over year, price per square foot is down 1.7%, and sellers are still accepting homes at an average of 96.4% of list price.
For buyers, this means leverage still exists—just not uniformly across the market. Well-priced homes in desirable neighborhoods are moving faster, but homes that are overpriced, dated, or less competitive are still seeing longer days on market and room for negotiation. Rising activity levels suggest competition is increasing, yet buyers who are prepared, decisive, and working with strong local data can still secure favorable terms, particularly outside the most competitive price brackets.
What the Numbers Mean for Sellers
For sellers, December 2025 marks a meaningful improvement in market momentum. Inventory tightened significantly month over month, buyer activity increased, and total sales volume jumped more than 30% from November. These are strong indicators that demand is re-accelerating, even during a seasonally slower time of year.
However, this is not the ultra-aggressive seller’s market of past cycles. Buyers remain price-sensitive, homes are taking longer to sell than last year, and overpricing is still being penalized. Sellers who price accurately and present their homes well are being rewarded, while those testing the upper limits of value are experiencing longer market times and price reductions. Strategy—not just timing—is what separates success from stagnation in this market.

Time to Buy? Sell?
As we always say, the best time to buy or sell a home is when you need to. If you have a house to buy, entering the market in a seller’s market may feel challenging, but remember you’ll also benefit on the selling side. If you’re a first-time buyer, the only way to know we’ve “hit bottom” is when it’s already in the rear-view mirror. The key is working with professionals who can help you align your financial goals and lifestyle needs with today’s conditions.
Based strictly on the data, December 2025 favors sellers slightly—but still presents measurable opportunities for buyers. Months of inventory fell to 3.11, a level that historically indicates seller-leaning conditions. Buyer activity strengthened with a 21.3% month-over-month drop in inventory and a 30.7% month-over-month increase in total sales volume, signaling accelerating demand. Homes are also moving closer to list price, with an average sold-to-list ratio of 96.4%, reinforcing sellers’ negotiating position .
At the same time, prices remain softer on a longer-term basis, which keeps the market accessible for buyers. The median sold price of $580,000 is 4% lower year over year, price per square foot is down 1.7% year over year, and the median time to sell increased to 56 days, indicating buyers are not being forced into rapid or aggressive decisions across the board .
Numerically, this is a mild seller’s market—not an overheated one. Sellers benefit from tightening supply and rising activity, while buyers benefit from year-over-year price declines, longer market times, and sale prices remaining below list. The data supports action on either side, with outcomes driven more by pricing accuracy and market segment than by market timing alone.
As we head into 2026, December’s data confirms that Austin’s market is regaining balance—but not overheating. Inventory tightened quickly, buyer activity picked up, and sellers regained some leverage, yet pricing remains grounded and buyers are still value-driven. This combination creates a market where thoughtful decisions matter more than timing alone.
For buyers, waiting for a perfect “bottom” is rarely effective. The most important advantage comes from buying when your finances, lifestyle, and long-term plans align—especially while prices remain below last year’s levels. For sellers, today’s environment rewards preparation and precision. Homes that are priced correctly and positioned well are selling, even as buyers remain selective.
Action Items for Buyers
- Get fully pre-approved before entering the market—competition is increasing for well-priced homes
- Focus on homes that have been on the market longer than 30–45 days for negotiation leverage
- Be decisive on homes that are priced correctly; hesitation can mean missed opportunities
- Use price-per-square-foot trends and neighborhood-level data to guide offers, not list prices alone
If you’re looking to buy, now is an opportune time to secure a home with less competition and more choices. Get with a knowledgeable mortgage broker who can help you minimize your monthly payment, and partner with a Realtor who understands which sellers are most motivated. While some listings linger, the best homes still move quickly—so be ready to act when the right one comes along. For more info about buying a home, visit Buy a Home in Austin.
Action Items for Sellers
- Price your home based on current comparable sales, not last year’s peak values
- Invest in presentation—homes that show well are selling faster and closer to list price
- Be prepared to negotiate on terms even if price holds firm
- Take advantage of tightening inventory by listing early before more sellers enter the spring market
If you need to sell, focus on preparation and pricing. Stage your home, take care of repairs, and work with a Realtor who knows how to position your property against the competition. Price for today’s reality—not 2022’s market—and you’ll be rewarded with a faster sale and stronger offers. Final Word on the Austin Market
Austin’s housing market is no longer correcting—it’s recalibrating. December 2025 shows a city transitioning into a more sustainable rhythm where neither buyers nor sellers hold absolute control. Success in this market comes from understanding the data, adjusting expectations, and working with professionals who can interpret what the numbers actually mean on the ground. Whether buying or selling, informed strategy—not headlines—will determine the best outcomes in the months ahead.
