Timmerman Elementary School is in the Pflugerville ISD and earned a 2/10 rating from Great School’s as of October 2026. The campus is at 412 Swenson Farms Blvd. in Pflugerville (78660), just north of Pecan St. between downtown Pflugerville and Heatherwilde Blvd., and it serves Pre-K through 5th grade. Timmerman opened in 1987 and moved into its current building in fall 2017. Its official state rating jumped from an F to a B in 2025-26, and it is one of two Pflugerville ISD campuses in the district’s Accelerating Campus Excellence (ACE) turnaround program. This page covers those ratings and programs, the 2027-28 rezoning that will add students to Timmerman, the current attendance zone and the neighborhoods zoned to it, and four years of real closed-sales data for homes in the zone from Unlock MLS.

According to TEA’s 2025-26 campus data, 67.7% of Timmerman’s students are economically disadvantaged, compared with 54.1% district-wide. About 29% receive special education services, well above the district’s 16.8%, partly because the campus hosts three self-contained special education classrooms that serve students from beyond the neighborhood. 13.2% of students are emergent bilingual, and 6.2% are in gifted and talented services. Class sizes are small, at about 12 students per teacher, and the teaching staff is experienced: about 61% of teachers have more than 10 years in the classroom. GreatSchools and TEA measure different things. GreatSchools weighs test results against schools with similar student populations, while TEA’s rating, below, is the state’s official accountability measure.
Academic Performance: Texas Education Agency Accountability Rating
In TEA’s 2025-26 accountability ratings, updated in September 2026, Timmerman Elementary earned an overall B with a score of 80. That is a big turnaround from back-to-back F ratings in 2023-24 (56) and 2024-25 (59), and it is the campus’s highest rating in at least five years.
- Overall TEA Rating (2025-26): B (80)
- Student Achievement: D, 69 out of 100 (based on STAAR performance)
- School Progress: B, 80 out of 100 (Academic Growth B/80, Relative Performance D/69)
- Closing the Gaps: C, 79 out of 100
- Prior Overall Ratings: C (74) in 2021-22, D (61) in 2022-23, F (56) in 2023-24, F (59) in 2024-25
Under TEA’s scale, an A reflects exemplary performance, B is recognized, C is acceptable, D needs improvement, and F is unacceptable. The B is driven by School Progress, which measures how much students grow year over year, and that score jumped from 57 to 80. Student Achievement, the share of students meeting STAAR standards, is still a D, but it rose from 56 to 69. After the two F ratings, TEA had identified Timmerman for comprehensive support and improvement. With the 2025-26 results, the campus is no longer identified for any state improvement category.

Programs at Timmerman Elementary
These are the programs Timmerman Elementary and Pflugerville ISD publish for this campus. The biggest one is the ACE turnaround model.
- Accelerating Campus Excellence (ACE): Timmerman and Dessau Elementary are Pflugerville ISD’s two ACE campuses. After the F ratings, the district won a state School Action Fund planning grant and chose the ACE model, working with the turnaround group Steady State. ACE places proven principals and teachers at the campus (at least 60% of teachers must have a record of strong results), pays teachers incentives of up to $5,000 a year, and adds instructional time through an extended school year, with extra reading and math time, tutoring, and enrichment. The campus is led by a principal and assistant principal transferred from another Pflugerville ISD school based on their track record.
- Reading and math support: Bluebonnet Math and HMH Into Reading as the core curriculum, protected instructional minutes, a daily 45-minute WIN (What I Need) intervention block, and two full-time interventionists for small-group reading and math
- Early childhood: Full-day Pre-K for eligible 4-year-olds, plus Early Childhood Special Education
- Special education: Inclusion support plus three self-contained classrooms: Early Childhood Special Education, Social and Communication Skills, and Essential Academics
- English learners: ESL services, and every teacher of reading and language arts is required to hold ESL certification. Timmerman does not currently offer dual language, but both draft 2027-28 rezoning maps would add a bilingual program here (see below).
- Gifted and Talented: Students can be nominated for GT services through Pflugerville ISD’s district identification process
- Enrichment: Art, music, and PE, plus enrichment clubs on Friday mornings. The campus activities page also lists a science fair and Destination Imagination.
- Counseling and behavior: Daily social-emotional lessons, classroom guidance, small-group and individual counseling, and a PBIS system with “Panther Bucks” rewards
- Families and after-school care: An active PTO (free school shirts, Friday movie nights, the Friday Fall Freak Out, a walk-a-thon), and Pflugerville ISD’s tuition-based Extended Day (EDP) after-school program

Timmerman Elementary and the 2027-28 Rezoning
On May 14, 2026, the Pflugerville ISD board voted to close four elementary schools after the 2026-27 school year: Dessau, Parmer Lane, Pflugerville, and Windermere. Timmerman is not closing. It is one of the main receiving campuses, so its attendance zone and enrollment will change in fall 2027. Timmerman has room: in 2025-26 it had about 390 students in a building the district rates for up to 857.
PfISD’s rezoning task force released two draft maps in September 2026. Under Map 5, most Windermere Elementary students (about 200) would move to Timmerman, and some current Timmerman students would shift to Spring Hill Elementary. Under Map 9, a large group of Pflugerville Elementary students (about 160), including its bilingual students, would move to Timmerman instead, along with a smaller group from Windermere. Both maps would add a bilingual program at Timmerman. The district’s projections put Timmerman at about 86% of capacity under Map 5 and about 76% under Map 9. The task force plans to bring a final recommendation to the board by November, with the goal of adopting boundaries before winter break 2026.
- Windermere Elementary (closing)
Great Schools Rating: 7/10 - Pflugerville Elementary (closing)
Great Schools Rating: 5/10
If you’re buying near the edge of the current Timmerman zone, especially in Settlers Ridge or the other neighborhoods near Spring Hill, confirm the 2027-28 assignment once the board adopts the final map. You can check any address on the Pflugerville ISD Find My School Map. We’ll update this page when the new boundaries are final.

Timmerman Elementary Attendance Zone Map
The map above shows where the Timmerman campus sits. For 2026-27, its attendance zone covers central and west Pflugerville: old-town Pflugerville around Pecan St. and Railroad Ave., and the neighborhoods west of downtown out toward Heatherwilde Blvd. and the Mountain Creek area. It includes Mountain Creek (Sections 1-4), most of Settlers Ridge (Sections 2 and 4), Settlers Meadow, Creekside, Watson Park, Hillside Springs, Walters Meadow, Pflugerville West, and the historic Pfluger and Wrenbar additions downtown. North of Pecan St., it covers Swenson Farms Phases 1 and 2 and the Edgewaters, Kuempel Tract Phase 1, Meadow Park South Sections 2A and 3, Park View Estates, and Carrington Court. To confirm whether a specific address is zoned to Timmerman, use Pflugerville ISD’s official address lookup: Pflugerville ISD Find My School Map.
Several of these neighborhoods are split between zones. Settlers Ridge Sections 1 and 3 are zoned to Spring Hill Elementary, and so is the east end of Olympic Dr. Mountain Creek East is zoned to Pflugerville Elementary. The Swenson Farm single-family phases along Canyon Maple Rd., Meadow Park South Sec. 1A, and the later Kuempel Tract phases are zoned to Brookhollow Elementary. Remember that this zone is being redrawn for 2027-28 (see above).

3-Year Closed Sales Trend
| Period | Homes Sold | Median Sale Price | Median $/Sq Ft | Sale-to-List Ratio | Median Days on Market |
| Sept 2022 – Aug 2023 | 48 | $440,000 | $184.33 | 98% | 24.5 days |
| Sept 2023 – Aug 2024 | 39 | $421,000 | $208.11 | 97% | 16 days |

| Trailing 12 Months (Sept 2025 – Aug 2026) | 39 | $415,000 | $176.52 | 97% | 38 days |
Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. 8 of the sales tagged Timmerman in MLS over this period are at addresses Pflugerville ISD zones to other schools (Brookhollow, Spring Hill, Windermere, and Pflugerville Elementary), and one was a duplicate listing, so they are excluded here.
Prices in the Timmerman zone have eased gently. The median sale price went from $440,000 in 2022-23 to $415,000 over the trailing twelve months, down about 5.7%, and it has held in a tight $413,000 to $421,000 range for the last three years. Sales volume has bounced between 39 and 52 homes a year with no clear trend. This is an established, resale-only zone with almost no new construction, so the typical home here is a 1990s or early-2000s house of about 2,100 square feet. Homes are taking longer to sell: median days on market rose from 24.5 to 38, and homes are closing at about 97% of list price. That gives buyers a bit more room to negotiate than they had a few years ago.

Frequently Asked Questions
Ratings, Programs & Rezoning
Timmerman Elementary’s 2025-26 Texas Education Agency rating is a B (80 out of 100), up from an F (59) in 2024-25 and an F (56) in 2023-24. It is 2/10 as of October 2026.
ACE (Accelerating Campus Excellence) is the turnaround model Pflugerville ISD chose for Timmerman after its F ratings. Timmerman and Dessau Elementary are the district’s two ACE campuses. The model places principals and teachers with proven results at the campus, pays teachers incentives of up to $5,000 a year, and adds instructional time through an extended school year, with extra reading and math time, tutoring, and enrichment.
No. Timmerman is not one of the four elementary schools closing after 2026-27 (Dessau, Parmer Lane, Pflugerville, and Windermere). It is a receiving campus, so it will take in students from closing schools starting in fall 2027.
Under draft Map 5, most Windermere Elementary students (about 200) would move to Timmerman, and some current Timmerman students would shift to Spring Hill. Under draft Map 9, about 160 Pflugerville Elementary students, including bilingual students, would move to Timmerman. Both maps would add a bilingual program at Timmerman. The board is expected to adopt final boundaries before winter break 2026.
Not currently. Timmerman offers ESL services, and every reading and language arts teacher must hold ESL certification. Both draft rezoning maps for 2027-28 would establish a bilingual program at Timmerman.
Zoning, Feeders & Home Prices

Several of these are split with Spring Hill, Brookhollow, or Pflugerville Elementary, so always confirm a specific address with Pflugerville ISD.
Almost, but not all. Over the past four years, 8 of the roughly 190 closed sales tagged Timmerman in MLS were at addresses Pflugerville ISD’s zone map assigns to Brookhollow, Spring Hill, Windermere, or Pflugerville Elementary, mostly in the Swenson Farm single-family phases and near the Settlers Ridge/Spring Hill line. Check the district’s Find My School Map rather than relying on the school listed in a listing.

Conditions favor buyers more than they have in years. Prices have been steady at around $415,000 for three years, but homes are taking longer to sell, with a median of 38 days on the market, and there are about five months of inventory. The school itself is on the upswing, having moved from an F to a B in 2025-26. Whether now is the right time for you depends on your own timeline and goals, and we’re happy to walk through current inventory together.
