Lagos Elementary is in Manor ISD and earned a 3/10 rating from Great School’s as of October 2026. The campus sits at 11817 Murchison St., near FM 973 in Manor’s 78653 zip code, and serves Pre-K through 5th grade. Lagos opened in 2017 and is one of the fastest-growing elementary schools in the district, with enrollment up from 484 students in 2021-22 to 662 in 2025-26. Its zone did not change for 2026-27, but Manor ISD projects the campus to run well over capacity, so a future boundary change is possible. Lagos Elementary was planned as Manor ISD’s Elementary School #9 and built with the district’s $124.9 million 2014 bond. The two-story building of about 100,000 square feet opened in August 2017, the same month as Manor New Tech Middle, and was designed as a net-zero school with solar power, rainwater collection and a garden. In the March 2024 rezoning, undeveloped land that had been zoned to ShadowGlen was assigned to Lagos for any future homes. Adriana Gloria, a former Manor New Tech Middle School assistant principal, was named principal in June 2026. TEA counted 662 students in 2025-26, with 74.0% economically disadvantaged. In 2024-25, 43.2% of students were emergent bilingual students, 11.3% received special education services and 6.1% were identified as gifted and talented, and the student body was 64.2% Hispanic, 25.4% African American, 5.2% White and 2.4% Asian. GreatSchools and TEA measure different things. GreatSchools weighs test results against schools with similar student populations, while TEA’s rating, below, is the state’s official accountability measure.
Academic Performance: Texas Education Agency Accountability Rating
In TEA’s 2025-26 accountability ratings, Lagos Elementary earned an overall C with a score of 71. That is up 5 points from a D (66) in 2024-25. Lagos and Oak Meadows were the only two Manor ISD elementary schools rated C in 2025-26. Over a longer span, Lagos has moved up and down: A (90) in 2021-22, C (73) in 2022-23 and B (81) in 2023-24.
- Overall TEA Rating (2025-26): C (71)
- Student Achievement: D, 62 out of 100 (based on STAAR performance)
- School Progress: C, 70 out of 100 (Academic Growth C/70, Relative Performance D/62)
- Closing the Gaps: C, 72 out of 100
- Prior Overall Ratings: A (90) in 2021-22, C (73) in 2022-23, B (81) in 2023-24, D (66) in 2024-25
- Manor ISD (2025-26): D (66) district-wide, up from D (60) in 2024-25
Under TEA’s scale, an A reflects exemplary performance, B is recognized, C is acceptable, D needs improvement, and F is unacceptable. Every part of the 2025-26 rating improved. Student Achievement, the share of students meeting STAAR standards, rose from an F (59) to a D (62). School Progress rose from a D (68) to a C (70), with Academic Growth at 70 and Relative Performance, which compares results with schools serving similar shares of economically disadvantaged students, at 62. Closing the Gaps, which measures results for student groups, rose from a D (62) to a C (72).
TEA identified Lagos for targeted support and improvement in 2025-26, a federal designation based on the results of specific student groups. In 2024-25 it was identified for additional targeted support, a more serious level of the same designation. Lagos earned distinction designations in 2021-22 (Science and Comparative Academic Growth), 2022-23 (Science) and 2023-24 (top 25% in Comparative Academic Growth), but none in 2024-25 or 2025-26. Manor ISD as a whole was rated D (66) in 2025-26, up from D (60) the year before.

The 2022-23 and 2023-24 ratings were delayed by litigation and released in 2025, and in 2022 campuses scoring below 70 were labeled Not Rated under SB 1365. TEA issues updated ratings annually, so verify the current rating directly with Manor ISD or TEA before making a decision based on it.

Lagos Elementary Attendance Zone Map
Lagos Elementary serves the Lagos subdivision (including Lagos Reserve and the Enclave at Lagos), Manor Commons, Wildhorse Ranch, Wildhorse Creek, Carriage Hills, Hamilton Point and part of Bell Farms, based on MLS school tags on recent sales. Third-party sources also place Whisper Valley in the Lagos zone, and Bell Farms is split among Lagos, Blake Manor and ShadowGlen depending on the address. Manor ISD’s current elementary boundaries were approved March 25, 2024, and took effect in 2024-25. That rezoning moved undeveloped land from the ShadowGlen zone into the Lagos zone. As of October 2026, no rezoning has been adopted for 2025-26, 2026-27 or 2027-28.
Lagos is the campus most likely to see a boundary change. Manor ISD’s 2026 facility committee materials show it at about 95% of capacity and projected at 109% by 2028-29. Bond 2026, on the November 3, 2026 ballot, would move Manor Excel Academy out of the unopened Wildhorse Elementary building so that Wildhorse can open as an elementary school and relieve Lagos. The bond has not been decided, and no Wildhorse opening date or attendance zone has been adopted. Manor ISD publishes its zones only as PDF maps on its attendance zones page and has no online address lookup, so confirm any address with the district at (512) 278-4000 before buying.

Nearly all of these homes (98.9%) have an HOA, and the median property tax rate was about 2.59%.
