Tarvin is named for Nancy Tarvin, who spent about 25 years with Leander ISD as a school psychologist, director of special education and executive director of elementary curriculum. The school board chose the name in 2019 after a community petition. The $40.8 million campus was funded by the district’s 2017 bond.
Tarvin is one of the larger elementary schools in Leander ISD, and its student body is notably diverse. In 2024-25 about 55% of students were Asian, about a third were emergent bilingual students learning English, and roughly 18% were identified as gifted and talented. Only about 5% were economically disadvantaged, one of the lowest shares in the district. Teachers averaged 9.4 years of experience, below the district average of 12.9, which is typical for a campus that opened recently. Keep in mind that the GreatSchools rating above and the TEA accountability rating below measure different things, so the two can tell somewhat different stories.
Academic Performance: Texas Education Agency Accountability Rating
Tarvin Elementary received a B (87) in the Texas Education Agency’s 2025-26 accountability ratings, released in August 2026. That is down from an A (90) in 2024-25. Student Achievement held steady at an A (91), and 62% of students scored at grade level or above on STAAR. School Progress slipped from 89 to 87. The bigger change came in Closing the Gaps, which tracks how each student group performs against state targets and fell from a B (88) to a C (78). Tarvin was not identified for any federal support or improvement plan. For comparison, Leander ISD as a whole also earned a B (87).
- Overall TEA Rating (2025-26): B (87)
- Student Achievement: A (91)
- School Progress: B (87)
- Closing the Gaps: C (78)
- Prior Overall Ratings: A (90) in 2024-25, B (87) in 2023-24, A (92) in 2022-23, and A (91) in 2021-22, the school’s first year
Tarvin’s score has moved between a high B and a low A every year since it opened, and Student Achievement has been an A each year. The Relative Performance part of School Progress compares a campus with schools serving a similar share of low-income students. Because so few Tarvin students are economically disadvantaged, that measure sets a high bar, and it scored an F (59) again in 2025-26. TEA uses the better of the two School Progress measures, so the B came from student growth on STAAR.
Under TEA’s scale, an A reflects exemplary performance, B is recognized, C is acceptable, D needs improvement, and F is unacceptable. The 2022-23 and 2023-24 ratings were delayed by litigation over TEA’s methodology and were not released until 2025.

Tarvin Elementary Attendance Zone Map
Tarvin’s attendance zone covers about 10 square miles of northeast Leander and the unincorporated area between Leander and Georgetown. On the west it takes in Palmera Ridge, including the Palmera Bluff sections, along with the acreage homes around County Road 270, RM 2243 and Hero Way. It then crosses Ronald Reagan Boulevard to Bluffview, Reagan’s Overlook, Sarita Valley, Edgewood and Wildspring, and continues east to Escalera Ranch, The Preserve and Parkside Peninsula, which have Georgetown mailing addresses. Neighboring Leander ISD zones are Akin, Camacho, Larkspur, North, Parkside, Plain and Pleasant Hill. To confirm the school for a specific address, use Leander ISD’s School Zone Finder.
The zone splits in two at the middle school level. Palmera Ridge and the rest of the western side feed Wiley Middle School and Glenn High School. Everything along and east of Ronald Reagan Boulevard feeds Stiles Middle School and Rouse High School. Also keep in mind that Parkside on the River, next door to Parkside Peninsula, is zoned to Parkside Elementary even though some of its listings are tagged Tarvin in MLS. Leander ISD did not change Tarvin’s boundaries for 2026-27, and Tarvin is not on the district’s December 2025 low-enrollment lists.
Homes Zoned to Tarvin Elementary: Market Stats
The figures below cover single-family homes sold through Unlock MLS that are zoned to Tarvin Elementary. We pulled every Leander ISD sale tagged to Tarvin, along with every sale tagged to Stiles, Wiley or Danielson Middle, and matched each address against Williamson County’s address points inside Leander ISD’s official Tarvin attendance zone. Listings outside the zone were removed. Most of these sales are in Palmera Ridge, Edgewood, Parkside Peninsula and Bluffview, with smaller numbers in Reagan’s Overlook, Sarita Valley, The Preserve, Escalera Ranch and Wildspring.
3-Year Closed Sales Trend
| Period | Homes Sold | Median Sale Price | Median $/Sq Ft | Sale-to-List Ratio | Median Days on Market |
| Sept 2022 – Aug 2023 | 119 | $722,260 | $246.65 | 98.4% | 21 days |
| Sept 2023 – Aug 2024 | 191 | $672,236 | $234.97 | 97.4% | 37 days |
| Sept 2024 – Aug 2025 | 156 | $650,235 | $216.96 | 97.0% | 67 days |
| Trailing 12 Months (Sept 2025 – Aug 2026) | 170 | $692,500 | $214.76 | 95.8% | 117 days |
Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Single-family homes only. Each sale was matched against Leander ISD’s official attendance-zone boundaries. We left out 79 sales tagged Tarvin in MLS that sit outside the zone, most of them in the Parkside Elementary section of Parkside on the River. We added 66 in-zone sales that MLS tagged to other schools, most of them in Palmera Ridge. Sale-to-list ratio is the median of each sale’s close price divided by its final list price.
The median sale price in the Tarvin zone was $692,500 over the trailing twelve months. That is 4.1% below the $722,260 median in 2022-23 but 6.5% above the 2024-25 low of $650,235. Price per square foot gives a clearer picture of the trend, because the zone mixes $500,000 new builds in Parkside Peninsula and Edgewood with $1.3 million-plus homes in Reagan’s Overlook, The Preserve and Escalera Ranch. That measure fell steadily, from $246.65 in 2022-23 to $214.76 over the past year, a decline of 12.9%.
New construction drives this market. About 7 in 10 sales over the past year were homes built in 2025 or 2026, mostly in Palmera Bluff, Edgewood and Parkside Peninsula. Builders have been offering bigger discounts to move that inventory. The sale-to-list ratio slid from 98.4% to 95.8%, and the median days on market rose from 21 to 117. Resales have held up better: the 50 resales in the past year closed at a median of $672,500 after a median of 49 days on the market.
Current Inventory Snapshot
As of October 2, 2026
| Status | Count | Median List Price | Median Days on Market |
| Active | 75 | $732,245 | 88 days |
| Active Under Contract | 3 | $515,000 | 11 days |
| Pending | 8 | $653,995 | 78 days |
Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Same zone check as above. Days on market is the median among listings that report it. One active listing without a published price is counted but left out of the median.
75 homes are currently active in the Tarvin zone, with 3 under contract and 8 pending. Against about 14 sales a month over the past year, that works out to roughly 5.3 months of inventory, which is close to a balanced market and gives buyers room to negotiate.
Most of the supply is new construction. 48 of the 75 active listings were built in 2025 or later, concentrated in Edgewood, Palmera Bluff and Parkside Peninsula, and 15 are priced at $1 million or more. That pushes the median active list price to $732,245, above the trailing-twelve-month median sale price of $692,500. All 8 pending sales are new builds.
