River Place is a mid-sized Leander ISD elementary with small classes. In 2024-25, about 17% of students were identified as gifted and talented, about 23% received special education services, about 8% were emerging bilingual students, and about 30% were economically disadvantaged. Enrollment has eased from 640 students in 2021-22 to 587 in 2024-25. That is still comfortably above the 400- and 500-student thresholds Leander ISD adopted in December 2025 for flagging campuses for possible consolidation, and River Place was not on any of the district’s consolidation lists. Keep in mind that the GreatSchools rating above and the TEA accountability rating below measure different things, so the two can tell somewhat different stories.
Academic Performance: Texas Education Agency Accountability Rating
River Place Elementary received a B (84) in the Texas Education Agency’s 2025-26 accountability ratings, up from a C (79) in 2024-25 and back to the same score it earned in 2023-24. The improvement came from the School Progress domain, which measures how much students grew on STAAR from one year to the next and rose from a C (79) to a B (87). Student Achievement held at a B (83), and Closing the Gaps stayed at a C (77). TEA also identified the campus for Targeted Support and Improvement in 2025-26, a federal designation that means at least one student group underperformed and the school will build an improvement plan for it. It is the first year River Place has carried that designation. For comparison, Leander ISD as a whole earned a B (87).
- Overall TEA Rating (2025-26): B (84)
- Student Achievement: B (83)
- School Progress: B (87)
- Closing the Gaps: C (77)
- Prior Overall Ratings: C (79) in 2024-25, B (84) in 2023-24, B (87) in 2022-23, B (83) in 2021-22, and B (86) in 2018-19 (no ratings were issued for 2019-20 or 2020-21)
Under TEA’s scale, an A reflects exemplary performance, B is recognized, C is acceptable, D needs improvement, and F is unacceptable. The 2022-23 and 2023-24 ratings were delayed by litigation over TEA’s methodology and were not released until 2025.

River Place Elementary Attendance Zone Map
River Place’s attendance zone covers about 16 square miles of hilly, wooded land along the north shore of Lake Austin. It runs from the lake north past RM 2222 to the Four Points area near RM 620. Much of the zone is Balcones Canyonlands preserve land, so homes are concentrated in River Place itself and in a handful of neighborhoods along River Place Boulevard, RM 2222 and Bell Mountain Drive. Neighboring zones are Grandview Hills to the north and Steiner Ranch and River Ridge to the west. The eastern edge is the Leander ISD and Austin ISD line. To confirm the school for a specific address, use Leander ISD’s School Zone Finder.
Two boundary quirks are worth knowing about. Long Canyon is split between the two districts: the Leander ISD section is zoned to River Place, while the Austin ISD section is served by Highland Park Elementary. McCormick Ranch on Lake Austin, despite its River Place-area location, is zoned to River Ridge Elementary. Leander ISD did not change River Place’s boundaries for 2026-27. The only rezoning that year was the Faubion Elementary consolidation, which does not affect this zone.
Homes Zoned to River Place Elementary: Market Stats
The figures below cover single-family homes sold through Unlock MLS that are zoned to River Place Elementary. We pulled every Leander ISD sale in the surrounding zip codes. Then we checked each address against Leander ISD’s official attendance-zone map and kept only the ones inside it, regardless of which school the listing named. Most of these sales are in River Place itself, with smaller numbers in Westminster Glen, Glenlake, Long Canyon, Preserve at Four Points and Woods of Four Points.
3-Year Closed Sales Trend

| Sept 2024 – Aug 2025 | 70 | $1,280,000 | $342.51 | 96.6% | 33 days |
| Trailing 12 Months (Sept 2025 – Aug 2026) | 85 | $1,080,000 | $328.04 | 96.7% | 26 days |
Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Single-family homes only, including condo-regime homes. Each sale was geocoded and checked against Leander ISD’s official attendance-zone boundaries. MLS school tags here are very accurate: we left out one McCormick Ranch sale tagged River Place that sits in the River Ridge zone, added four in-zone sales tagged to other schools, and removed one duplicate record. Sale-to-list ratio is the median of each sale’s close price divided by its final list price.
The median sale price in the River Place zone was $1,080,000 over the trailing twelve months. That is 8.0% higher than the $1,000,000 median of 2022-23, but 15.6% below the 2024-25 peak of $1,280,000. The yearly median swings with the mix of homes sold, which ranges from condo-regime homes around $500,000 to custom estates near $6 million. Price per square foot is the steadier measure, and it has barely moved: $330.03 in 2022-23 and $328.04 over the past year, a change of 0.6%. It is down 4.2% from the 2024-25 high of $342.51.
Sales volume picked up to 85 homes over the past twelve months, from 70 in each of the two prior years. That includes nine newly built homes, most of them in the Milky Way at River Place section, priced from about $1.8 million to $2.9 million, which helped hold the median above $1 million. Homes are still selling at a fairly steady pace, with a median of 26 days on market, and sellers received a median of 96.7% of their final list price.
Current Inventory Snapshot
As of October 1, 2026
| Status | Count | Median List Price | Median Days on Market |
| Active | 28 | $1,275,000 | 83 days |
| Active Under Contract | 9 | $998,000 | 41 days |
| Pending | 2 | $1,569,495 | 98 days |
Data sourced from Unlock MLS. Statistics deemed reliable but not guaranteed. Same zone check as above; two in-zone listings tagged to other schools were added. Days on market is the median among listings that report it.
39 homes are currently active, under contract, or pending in the River Place zone. With 28 active listings against about 7 sales a month over the past year, the zone has roughly 4 months of inventory, which is a fairly balanced market.
The median active list price of $1,275,000 is well above the trailing-twelve-month median sale price of $1,080,000. That is partly because the active list leans toward larger homes, with 9 of the 28 priced above $1.8 million. Active listings have been on the market a median of 83 days, so buyers have some room to negotiate. The pending median is based on only two homes, so it doesn’t say much about the typical home in the zone.
