Buda and Kyle are southern suburbs of Austin and some of the fastest growing. Buda alone grew 103% from 2000-2010 and that number is expected to double over the next decade. Though build out is complete, homes are only a few years old and have open floor plans with the types of finish outs todays buyers are looking for, making it an appealing option for someone who doesn’t want to build. And conveniently located off 1626 with the new toll road in place, residents aren’t spending as much time commuting.

And, with schools being rated higher than most of the east side Buda schools, Shadow Creek is a good choice for families with kids. Built off Windy Hill Road, residents enjoy easy access to 35, but, because of the large open plats of land surrounding Shadow Creek, they also get the feel of being in a more rural setting.

And, with an on-site dog park, the pups aren’t left out either. Sunfield is located on the northern end of Buda, so it makes sense for home owners who have to commute to Austin. If you’re looking for the best amenities in Buda and Kyle, you’re going to find it hard to beat what Sunfield has to offer.

When it’s too cold to swim, take the kids to the neighborhood playground.

The second newest master planned community on this list, 6 Creeks opened in 2019 right next to another popular Kyle master planned community, Plum Creek. Homes start in the high $300k’s and will top out at around the $700k’s. The planned amenity center will have a pool, playground, fishing pond and trails, making it one of the more unique offerings for home buyers. The community will be surrounded by open space with several ponds throughout and will even include an on-site school. This 858 acre parcel will have 2,100 homes at build out, so it will certainly be a sizable community. Lots range from 50′-80′ wide, so whether you’re looking for minimal yard work or want some space between homes, you’ll find it in one section of 6 Creeks.

Homes will start in the high $400k’s and are between 1,610 and 4,130 sqft. At build out, the 422 acre community will have 1,500 homes, making it one of the biggest Kyle master planned communities. Amenities are vast with everything from a pool to pickle ball court to fruit orchard and hammock court. Anthem is conveniently located on the west side of Kyle, so you’ll find more greenery than you find on the east side of Kyle where it is mostly open space. If you’re looking for top rated amenities, good schools and a large neighborhood, Anthem is a great place to start your search.

The amenity center will include a community pool, park, playground and a future Hays County ISD school will be built within the neighborhood boundaries. The neighborhood will also have a considerable amount of greenbelt space, so if you don’t want neighbors right on top of you, you’ll be able to select one of the numerous lots that back to green space. If you’re looking for a north Kyle location and still want to keep your housing costs affordable, Crosswinds is a great place to start your search.

Known for its wide range of housing choices – everything from established homes on tree lined streets to brand new construction to senior living options – Plum Creek is a place where multi-generations can live comfortably. The award winning, on-site elementary school is a popular choices for families with young children. If you’re looking for golf, the 18 hole, public Plum Creek golf course is located in the neighborhood and some homes even back to it, making it the most affordable place to do golf course living in Austin. If you’re into being outside, the community pool and fishing lake are two great choices for the human members of the family and the dog park is a great spot for the puppies. Plus, because the neighborhood is more established, you’ll find retail stores, business parks and medical centers all within walking distance of the community. If you’re looking for it all – amenities, proximity to dining and shopping and highly rated schools – Plum Creek is a great place to start your search.
