Georgetown Under $300K Market Snapshot
Source: Unlock MLS, single-family homes with a Georgetown city address, closed October 1, 2025 to September 30, 2026. Active listings as of October 4, 2026. Deemed reliable but not guaranteed.
About 20 Georgetown homes a month sell for under $300K, so this is a smaller, more selective part of the market than the ranges above it. Homes took a median of 57 days to sell and closed at about 96.6% of list price, which is the most room to negotiate of any Georgetown price range below $1 million. With 70 homes on the market, there are roughly three and a half months of inventory. Well-priced homes in good condition still move quickly, while homes that need work tend to sit and see price reductions.
What Under $300K Buys in Georgetown
The median Georgetown home that sold under $300K had about 1,430 square feet and was built in 2005, on a lot of roughly 0.15 acre. That typically means a two- or three-bedroom home, often single-story, with one living area and a two-car garage. Sales ranged from $120,000 up to $299,999, and only 41 of the 239 sales closed below $250,000.
Most homes in this range are resale homes. Only 26 of the 239 sales were new construction, under construction, or to be built, so buyers here are usually choosing between older homes in established parts of the city and resale homes in Sun City. Condition varies widely. Some homes have been updated with new flooring, paint, and fixtures, while others still have original finishes, roofs, or HVAC systems that will need attention soon. Budget for those items when you compare homes, not just the list price.
Larger lots are rare under $300K. Only 2 of the 239 sales were on an acre or more, and about 82% were in a neighborhood with an HOA. If more room is the priority, our guide to Georgetown neighborhoods with acreage lots covers where larger homesites are found, usually at higher price points.
Top Georgetown Neighborhoods for Homes Under $300K
These five neighborhoods had the most closed sales under $300K over the past 12 months. Each one links to its full neighborhood guide and to its own homes-for-sale page. Outside of Sun City, sales are spread thin, so a few sales in one neighborhood is a meaningful number here.

Del Webb’s master-planned community spans more than 5,000 acres with three amenity centers, golf, and miles of walking trails. Sun City is an age-restricted community for residents 55 and older, with both new Del Webb homes and resale homes. Base HOA dues run about $1,960 per year.
Woodfield Preserve
One of Georgetown’s newest neighborhoods, with first homes completed in late 2024. Every home is built by Lennar, with a community pool, playground, and walking trails. Georgetown ISD, HOA dues of about $120 per month.
MorningStar
A large master-planned community off Highway 29 in western Georgetown, between Ronald Reagan Blvd and Highway 183. Two amenity centers, a sports park, and 75 acres of parks and greenbelts. Liberty Hill ISD, with HOA dues that vary by section.
Pinnacle
Off SE Inner Loop in southeast Georgetown, built between 2006 and 2016, first by Main Street Homes and then D.R. Horton. Most homes are 970 to 2,200 square feet, one and two story, with a community park and pool. Georgetown ISD, HOA dues of about $115 per quarter.
University Park
Just east of Southwestern Blvd, one of the closest newer-home neighborhoods to Southwestern University. KB Home built it in the early 2000s, with most homes 2,600 square feet and under on 0.10 to 0.15 acre lots. Georgetown ISD. Only the section east of Southwestern Blvd has an HOA.
Other neighborhoods with sales under $300K this past year include Crystal Knoll Terrace, Katy Crossing, and the Enclave at Hidden Oaks. Together, the top five neighborhoods above made up about 59% of sales in this range.

| 2023 | 50 | $285,000 | 82 | 96.8% |

Sales under $300K have grown every year since 2022, from just 25 sales to 155 in 2025, and 2026 has already passed that total with 187 sales through September. That growth means more Georgetown homes are trading at this price point than at any time in the last four years, which is good news for buyers on a tighter budget. Because these yearly samples are small, especially in 2022 and 2023, treat the year-to-year changes in median days on market as a rough guide rather than a trend. Property Taxes, HOA Dues, and Schools
On a lower-priced home, property taxes and HOA dues make up a larger share of your monthly payment, so they are worth comparing carefully. Total tax rates in Georgetown vary by neighborhood because of school district, MUD, and PID assessments. Among the top neighborhoods in this range, 2025 rates run from about 1.82% in Pinnacle and University Park to about 2.65% in MorningStar, according to each neighborhood guide. On a $280,000 home, that is a difference of more than $2,300 a year before any homestead exemption.
- Pinnacle: 1.8174% tax rate (2025), HOA about $115 per quarter
- University Park: 1.8174% tax rate (2025), HOA about $285 per year east of Southwestern Blvd, no HOA west of it
- Sun City: 1.9337% tax rate (2025), base HOA about $1,960 per year
- Woodfield Preserve: 2.3674% tax rate (2025), HOA about $120 per month
- MorningStar: 2.6472% tax rate (2025), HOA $650 to $840 per year depending on section
HOA figures are as reported and can change. Confirm current dues and the exact tax rate for a specific home with the HOA and the Williamson Central Appraisal District before you write an offer.
A Georgetown address does not always mean Georgetown ISD. Of the homes that sold under $300K over the past year, about 73% were zoned to Georgetown ISD, about 21% to Jarrell ISD on the north side of the city, and about 6% to Liberty Hill ISD. School boundaries change, so verify the zoned schools for any home with the district before making an offer.
Is Now a Good Time to Buy a Georgetown Home Under $300K?
The typical home under $300K takes about eight weeks to sell. Homes in good condition still go faster, so be ready to tour quickly when one fits.
Buyers paid about 3.4% below list price on average, the widest gap of any Georgetown range below $1 million. Inspection findings often become part of the negotiation.
With about three and a half months of inventory, choices are more limited than in higher ranges, so set up alerts and check new listings often.
There will always be fewer Georgetown homes under $300K than above it, so waiting for a large selection rarely pays off. If the payment works for your budget and the home passes inspection, a well-maintained home in this range is one of the more affordable ways to own in Georgetown.
How to Buy a Georgetown Home Under $300K
- Get pre-approved and ask about every loan type. Conventional, FHA, VA, and USDA loans may all apply in this range, depending on the home and location, and Texas down payment assistance programs may help with upfront costs. Our Austin home buyer guide walks through the process.
- Know the age rules before you tour. Sun City is an age-restricted community with resident age requirements. Ask your agent to confirm the rules for any age-restricted community before you make an offer.
- Budget for repairs and updates. The median home in this range was built in 2005. Roofs, water heaters, and HVAC systems may be near the end of their life, so get estimates during your option period.
- Move quickly on homes in good condition. Updated homes priced correctly can sell in days. Have your pre-approval letter and earnest money ready before you tour.
- Always get an inspection. An independent inspection is your best protection on an older home and your best negotiating tool on price or repairs.
