Georgetown $500K to $600K Market Snapshot
Source: Unlock MLS, single-family homes with a Georgetown city address, closed October 1, 2025 to September 30, 2026. Active listings as of October 4, 2026. Deemed reliable but not guaranteed.
Homes in this range took longer to sell than in any other Georgetown price range, with a median of 79.5 days on market. That slower pace is mostly a reflection of how much new construction is competing for the same buyers. Even so, homes closed at an average of 97.8% of list price, so sellers who price correctly are still getting close to asking. With about 39 sales a month and 172 homes on the market, there are roughly four and a half months of inventory.
What $500K to $600K Buys in Georgetown
The median home that sold in this range had about 2,650 square feet and was built in 2023, on a lot of roughly 0.20 acre. That usually means four bedrooms, three baths, a study or second living area, and often a three-car garage or an extended covered patio. This is the range where many buyers find a home with room for a dedicated office and a guest suite without stepping up to $600K.
New construction is close to half of this market. Of the 472 homes sold in the past year, 228 (about 48%) were listed as new construction, under construction, or to be built. Builders in the top neighborhoods include David Weekley, Drees, Highland, Perry, Pulte, Chesmar, Coventry, Taylor Morrison, Gehan, Sitterle, and Del Webb. Resale homes here are often only a few years old, so the difference between new and resale is less about age and more about price, lot, and what is already included.
Larger lots start to appear in this range, but they are still a small share. Only 28 of the 472 sales were on an acre or more, and about 88% were in a neighborhood with an HOA. Our guide to Georgetown neighborhoods with acreage lots covers where larger homesites are found.

Is Now a Good Time to Buy a Georgetown Home Between $500K and $600K?
This is the slowest-moving price range in Georgetown, which gives buyers time and leverage, especially on homes that have been listed a while.
Buyers paid about 2% below list price on average. Builder incentives on finished inventory can add to that savings.
About four and a half months of inventory means you can compare several communities before you commit.
For buyers, this is one of the more favorable parts of the Georgetown market right now. Homes are taking longer to sell and builders are competing for the same buyers, so you can negotiate on price, rate buydowns, or closing costs depending on the home. If the payment fits your budget, there is no need to rush.
How to Buy a Georgetown Home Between $500K and $600K
- Get pre-approved first. Conventional loans are the most common in this range, and FHA and VA loans are options for many buyers. Some builders may also offer rate buydowns through their preferred lenders. Our Austin home buyer guide walks through the process.
- Ask builders about finished inventory. Homes that are already built or nearly complete are where builders tend to offer the most incentives. Bring your own agent to the first builder visit, since many builders require it on the initial registration.
- Use days on market in your offer. With a median of 79.5 days, many homes have been listed for months. Your agent can pull the price history and offer strategy for each one.
- Confirm the school district. In this range, a Georgetown address may be zoned to Georgetown, Leander, Liberty Hill, or Florence ISD.
- Inspect every home, including new ones. Schedule an independent inspection on resale homes, and pre-drywall and final inspections on new construction.

If you own a Georgetown home in this range, the biggest factor in your sale is often the builder down the street. Many buyers will compare your home with a brand new one that comes with incentives and a warranty, so pricing and presentation matter more than they did a few years ago. Homes priced from current closed sales in the same neighborhood, rather than from the 2022 peak, are the ones selling closest to list price.
We can prepare a pricing analysis for your home based on recent sales in your neighborhood, including how your home stacks up against new construction nearby. There is no cost and no obligation. Request a call back or read our home selling guide to get started.
