Updated May 2026 – MLS data: June 2025 through May 2026

Everyone tells you to buy in 78704. At a $679,500 median, that’s solid advice — if the budget is there. But 78704 is not the only great Austin neighborhood for professionals, and for a lot of buyers, it’s not even the right one.
Austin has more than a dozen neighborhoods where single-family homes are closing in the $300s, $400s, and $500s right now. Some are 10 minutes from South Congress. Others are walking distance from the Domain, East Austin coffee shops, or Burnet Road. What they have in common is that actual buyers are buying in them — at prices that don’t require a $200,000 down payment.
This guide covers 15 of those neighborhoods, organized by price tier, with real MLS data from June 2025 through May 2026. No estimates, no Zestimates — closed sales from the same MLS that agents use.
A few things worth knowing before you start. We focused entirely on single-family homes and townhomes, not condos. Many Austin condos carry HOA dues of $600 to $900 per month. At those rates, you can often qualify for a meaningfully higher purchase price on a home without HOA dues and build actual equity every month.
We also want to be upfront about something: in several neighborhoods, especially in the mid-range and stretch tiers, the median price is above what some buyers will be able to spend. That does not disqualify a neighborhood. What matters is the entry point — if homes closed in the $400s last year, you can get into that neighborhood.

Chernosky is a small East Austin neighborhood along East Riverside that has been evolving steadily. The properties drawing the most attention right now are the A/B construction units — newer attached homes built two per lot, with no HOA dues. These are not traditional condos with monthly fees; they are essentially small homes on small lots with a newer finish out, and for buyers who want something updated without condo overhead, they are a compelling option.
The MLS data reflects a selective pull — we focused on updated homes and new A/B construction, filtering out properties in poor condition. Seven homes closed in this window with a median of $340,000, ranging from $266,000 to $375,000. Inventory is limited, so move quickly when the right property appears.

Highland is a Central Austin neighborhood in active transition. Originally built in the 1950s and 1960s, the area has seen steady reinvestment as buyers look for Central Austin addresses at prices that still reflect upside potential. It sits close to ACC Highland, the Q2 Stadium area, and has quick access to I-35 and Airport Boulevard.
The market here is wider in range than other entry-level neighborhoods — 44 homes closed with prices from $250,000 to $885,000 and a median of $429,000. That range reflects a genuine mix of original unremodeled homes alongside fully updated properties. There is real opportunity here for buyers who want to add value, as well as those who want a move-in-ready home.
Note: Highland has dual-zone schools for both elementary and middle school. Which school serves your address depends on your specific location. Always verify boundaries directly with Austin ISD.

East Cesar Chavez is one of Austin’s most walkable urban neighborhoods, located in the heart of 78702 along Cesar Chavez Street east of downtown. Coffee shops, restaurants, and local businesses are within walking distance, and the neighborhood sits between downtown and the broader East Austin corridor.
A transparency note on the numbers: the median closed price of $715,000 is above our mid-range ceiling, and the 131-day average days on market is the highest on this list — this market is slower and more selective than others. That said, 25 homes closed with a floor of $490,000, and the right property at the right price does exist here. If walkability and proximity to the urban core are priorities and your budget extends toward $700,000, East Cesar Chavez is worth watching. Plan on being patient.

Cherrywood is one of East Austin’s most established and recognized neighborhoods — a grid of bungalows and craftsman homes that have drawn buyers for decades. Located in 78723 between Airport Boulevard and Manor Road, its proximity to Mueller, the Triangle, and downtown makes it a consistent draw.
The median sold price of $635,000 and 37 closed sales reflect a neighborhood where most inventory is priced for buyers with some flexibility. Entry points start in the $325,000 range, so there are opportunities for buyers who find the right home in the right condition. The $2.1 million maximum sale is an outlier — likely a new build or major rebuild — and not representative of the typical Cherrywood transaction.

Frequently Asked Questions About Austin Neighborhoods
What is the most affordable Austin neighborhood to buy a home in 2026?
Based on closed sales from June 2025 through May 2026, Chernosky in 78741 had the lowest median sold price at $340,000, with homes closing between $266,000 and $375,000. Addison in 78744 came in second at a $349,000 median, followed by Olympic Heights in 78748 at $394,950.
Which Austin neighborhoods have no HOA dues?
Most of the neighborhoods in this guide have no HOA: Olympic Heights, Highland, Cherry Creek, Cherrywood, Delwood, North Loop, Walnut Crossing, Northwood, Western Trails, Galindo, and Hyde Park. Always confirm HOA status for the specific property before making an offer.
What should I budget for a home in Austin as a first-time buyer?
For single-family homes in established Austin neighborhoods, plan for a median in the $340,000 to $430,000 range in entry-level areas and $480,000 to $697,000 in mid-range neighborhoods based on our 2026 MLS data. Austin’s property tax rate typically runs between 1.8% and 2.2% of assessed value annually.
How competitive is the Austin real estate market in 2026?
It varies significantly by neighborhood. North Loop had a median days on market of just 20 days and Olympic Heights averaged 16 days. At the other end, East Cesar Chavez averaged 131 days and Addison averaged 73 days, giving buyers considerably more time and negotiating room.
Should I buy a condo or a house in Austin?
For most buyers, a single-family home or townhome with little or no HOA is a better value in Austin right now. Many Austin condos carry HOA dues of $600 to $900 per month — costs that don’t build equity. At those rates, you can often qualify for a meaningfully higher purchase price on a home without HOA dues.

Northwood in 78727 is also near the Domain and Parmer Lane corridor with a $502,000 median and a fast 21-day average days on market.
How do I verify which school district or school serves a specific address in Austin?
School assignments in Austin are address-specific and boundaries change. Always verify directly with Austin ISD or the applicable school district before removing inspection contingencies, not after closing.
