Avana Circle C is a new Southwest Austin community opening on Saturday August 20, 2011. This new subdivision spans a large area south of Highway 45 with a small section in Travis Country and a larger section in Hays County. Originally, this area was meant to be an entirely separate community from nearby Circle C with 1,100 homes, 18-hole golf course and large hotel, however, previous builders faced difficulty with environmental obstacles followed by foreclosure, and current developers are looking to rezone Avana to residential only. There has also been talks of incorporating it into Circle C, with some of the lots near 45 already zoned part of Circle C. Scroll Down to Read More about Avana.

Avana Zip CodeThe section of Southwest Austin’s Avana neighborhood that is being developed now is located in Austin’s 78739 zip code. Avana HomesThe first section will be called Esquel and will be built by Standard Pacific Homes. Currently, this area is zoned in both Austin ISD and Hays ISD, though the first area to be developed will be in the Austin ISD in an area that is zoned as Circle C. Circle C’s HOA is determining how this new group of homes will be folded into the neighborhood as far as community center and amenities access. As those decisions are made, we’ll update them here. The first phase of homes in Southwest Austin’s Avana neighborhood will start in the $250k’s. Avana-Esquel homes will be ENERGY STAR qualified, which could save 45% on Energy costs from a typical resale Circle C home. You’ll also find open floor plans, highly appointed kitchens and flexible entertaining areas. The 12 floor plans range in size from 1,869-3,298 sq ft and up to 6 bedrooms and 5 bathrooms. The sections of Avana in Hays County will be served by the Hays ISD which are pretty far away geographically. Golf Near AvanaNo matter what Circle C’s HOA decides about incorporating this area into Circle C and giving them access to their community centers and pools, Grey Rock Golf Course will still be an option for Avana residents. Grey Rock is a public golf course off Highway 45 with pay as you play and membership options. Grocery Shopping Near AvanaGrocery shopping near Avana can be found at Escarpment and Slaughter at H-E-B, which is a newer store with a lot of Central Market products. Costco is also a few miles north off MoPac. Things to Do Near AvanaThe Southwest Austin area is chock full of things to do. If you like biking and rollerblading, try The Veloway, a 3.1 mile, paved track with no cars allowed. Slaughter Park has hiking trails, picnic areas and sport courts. Lady Bird Johnson Wildflower Center is a great place to spend the afternoon or attending one of their events. By the end of 2011, there will be an Alamo Drafthouse movie theater at MoPac and Slaughter plus several new restaurants. Places to Eat Near AvanaEscarpment Village is a great place to find dinner. There are several options, from pizza to TexMex to Asian fusion to pub food. There are several new restaurants slated for the new Parkside Village development.
