Austin Multi Family Properties Under Contract Up 58%
In September 2018, 30 properties went pending (under contract) in Austin compared to 19 in September 2017, showing a 58% increase in year over year numbers.
Austin Multi Family Property Median Price Down 15%
The median home price in September 2017 was $410,000 compared to $347,450 in September 2018, marking a 15% ($62,550) decrease in year over year numbers.
Median home price helps us see the distribution of multi-family properties sold and does not really give us an indication of the increase or decrease in a particular property’s market value. 5% Increase in Austin Multi Family Property Inventory
In September 2018, we saw 3.9 months of inventory on the market, compared to 3.7 months of inventory in September 2017, showing a 5% increase in year over year numbers. Multi-family inventory has been low all year so this will be a welcome change for buyers looking for more choices.
Time to Sell Multi Family Property in Austin Up 183%
In September 2018, it took 47 days to sell a multi family property in Austin, on average, compared to 17 days in September 2017, marking a 183% (31 day) increase in year over year numbers. Time to sell numbers have increased quite dramatically this month.
Number of Multi Family Properties Taken Off the Market Down 15%
In September 2017, there were 13 multi family properties taken off the market compared to 11 in September 2018, marking a 15% decrease in year over year numbers.

Number of Sold Multi Family Properties in Austin Up 4%
In September 2018, Austin saw a 4% increase in the number of multi family properties sold from September 2017 to September 2018. In September 2018, we saw 28 multi family properties sell in Austin compared to 27 in September 2017 marking a 4% (1 property) increase in year over year numbers.
Number of Multi Family Properties on the Market Up 54%
In September 2018, we had 157 multi-family properties for sale in Austin, compared to 102 in September 2017, showing a 54% (55 property) increase in year over year numbers.
77% Increase in the Number of Multi Family Properties Listed for Sale
In September 2018, we saw 46 multi family properties introduced to the market compared to 26 in September 2017, showing a 77% (20 property) increase in year over year numbers.
Supply Up 54% and Demand Up 4%
This month we saw a 54% increase in supply (number of properties for sale) and a 4% increase in demand (number of sold properties). This summer has been an extreme seller’s market in multi-family properties, but fall is looking like a mixed bag.
Median for Sale up 10% vs Median Sold Price Down 15%
This chart compares the Median for Sale Price vs the Median Sold Price to show their relationship. In Austin, we saw a 10% increase in the median for sale price and a 15% decrease in the median sold price of a multi family property in year over year numbers. The median for sale price of a multi-family property in Austin went from $424,949 in September 2017 to $469,000 in September 2018, showing a $44,051 increase. The median sold price of a multi-family property in Austin went from $410,000 in September 2017 to $347,450 in September 2018, showing a $62,550 increase.

September 2018 Austin Multi Family Real Estate Price Report – Strictly Numbers
For those of you who prefer to see the actual numbers, we’ve included the figures for September 2018 Austin multi family sales below. The most expensive property that sold in September 2018 sold for $1,040,000 and the least expensive multi family property sold for $214,591. Multi family properties ranged in size from 1,380 sqft – 4,678 sqft with an average size of 2,401 sqft. The average price per square foot for a multi family property that sold in Austin in September 2018 was $181.66 with the lowest being $117.26/sqft and the highest being $326.09/sqft. It took, on average, 18 days to sell a multi family property in Austin and sellers received, on average, 97.49% of their original list prices.
