Situated just off 35 at Leander Road, San Gabriel Heights is a diverse neighborhood with everything from waterfront estates with more than 10 acres and 500+ ft of water front, to 1-2 acre waterfront lots to 1/4-1/2 interior lots with no water access. San Gabriel Heights backs to the San Gabriel River, giving residents the best of all worlds – close to 35 and Downtown Georgetown, but also situated in the middle of nature. The waterfront home sites are very difficult to come by as many have not changed hands since they were built in the 1980s. This hold period is a testament to the true uniqueness of the land. The majority of the rest of the neighborhood was built in the 1970s and 1980s, so you’ll get older style floor plans (many of which have been opened up and remodeled). You’ll also get the benefit of the mature landscaping and wooded lots, so your eye won’t focus on the houses as much as they would in a brand new subdivision with no trees. There is no HOA in San Gabriel Heights, so that means no community pool or amenities. But, it also means residents have less restrictions on what the can do with with their properties. So, if you need another garage or workshop, want to build a large outdoor living space or need RV parking, San Gabriel Heights won’t restrict you from making that happen.
